Rates still do not look very good. So until they come back down, improve your credit score and your down payment funds. Quickest way is find a bank or credit union that does secured loans on shared account most are under 3% You put money in your savings and then borrow against it. The asset continues to collect the savings rate as well, which can go higher. Better than Credit cards at 29.99%

Average 30 year fixed rate 7.08%. 6.28% 15 year fixed. 5.37% 5/1 ARM. Have you asked about assumability of the sellers loan? May be the best way to buy. Buying points is way too costly right now with inflated values.

Not as bad as 2008 they say. Possibly as most mortgages were not subprime this time around but values have been higher until now. If you are selling a house your first step should be getting a bank appraisal for far too long it was left upto the agent or broker to bring valuation when our opinion is that an opinion based on data. When you get an appraisal you know your true value and you will also know if there are any issues or recommendations and then you can go back to the bank to get it fixed and sell that much quicker.
