What a month.

From the last golden days of August all the way into the first crisp week of September -- this stretch of the year in Culpeper and Warrenton is something I will never take for granted.

Straight talk market update for Culpeper and Warrenton. September 2026.

No fluff. Just what I am actually seeing.

INVENTORY: Limited but slightly better than spring. Good homes are still moving fast.

PRICES: Holding strong. The doom and gloom national headlines do not reflect what is happening here. This market has real staying power.

BUYERS: Very active right now. People want to close before the holidays and they are serious.

SELLERS: Homes priced correctly and presented well are winning. Overpriced homes are sitting. The market is honest.

BOTTOM LINE: This is a healthy, real market. Not a frenzy, not a freeze. Smart buyers and sellers are getting great results right now.

This is the side of Culpeper most people never get to see. 👀

Rillhurst offers beautiful homes, two-to-three-acre lots, mature trees for privacy, peaceful farm views, and access to Lake Rillhurst.

It feels private and tucked away, but it’s still part of the Culpeper community I love.

I’ve sold several homes here, and it’s always a pleasure introducing buyers to this hidden gem.

Every home has a story.

This one has been especially meaningful to me.
Many people don't realize that hoarding disorder is recognized as a disability under the Virginia Fair Housing Act in certain circumstances. Selling a home like this can be challenging, but everyone deserves to be treated with dignity, respect, and compassion throughout the process.

This home required a cash buyer because, in its current condition, it would not qualify for traditional financing or an appraisal.

My seller is moving out of the area and taking only what they need, a fresh start with two PODS and a new chapter ahead. The clean-out begins this weekend, and after settlement, the contractor will begin the renovation.

I'm excited for the buyer, who plans to restore this home and give it new life as a rental property. Most of all, I'm wishing my seller the very best as they begin again.

Real estate isn't just about houses. It's about people, their circumstances, and helping them move forward with understanding and without judgment.

I'll be sure to share the transformation once the renovation is complete.

One of the things I love most about Culpeper is our local businesses.

I recently stopped by N Style on Davis Street, and it's one of those shops that makes downtown Culpeper so special. Beautiful fashion, friendly people, and a welcoming atmosphere that makes you want to stay and browse.

As a Realtor, I don't just love helping people find the right home—I love introducing them to the community they'll be part of. Places like this are one more reason so many people enjoy calling Culpeper home.

Let's talk about Warrenton, VA for a second.

Because I genuinely do not think enough people know what this town has to offer.

You have a charming historic downtown with real restaurants and real shops -- not just chains. Excellent schools. Easy access to the DC corridor if you still need it. And the kind of community where people actually know each other.

August in Warrenton is beautiful. The green hills. The farms. The evenings that feel like they last forever.
