Zombie Foreclosures Are Rising Again Across the U.S.

According to new data from ATTOM, more than 8,300 homes nationwide are currently considered “zombie foreclosures” — vacant properties abandoned by owners while still in the foreclosure process.

Foreclosure activity increased in 38 states and Washington, D.C., during Q2 2026, with some states seeing major spikes:
• Georgia: +98%
• North Carolina: +67%
• Indiana: +42%

A “zombie foreclosure” happens when a homeowner leaves before the foreclosure is finalized, often creating vacant homes that can impact neighborhoods, property values, and local housing conditions.

While the numbers remain relatively low compared to the overall housing market, this is definitely something investors, homeowners, and communities should keep an eye on as economic pressures continue.
