New numbers for September 2. Quite a market we have going on right now.
1/1 through 9/2 All residential property types for Northumberland, Richmond, Wetmoreland and Lancaster
2018 there were 401 properties sold at a value of $118.2 million

2019 there were 385 properties sold at a value of 116.4 million

2020 there have been 530 sold at a value of $179.6 million This is a huge leap and if you realize that 2018 and 2019 were the best we had done since the 2008 banking meltdown then it is even more significant. Just look at that!

If we look at waterfront residential properties with all the same parameters then here's the breakout.
2018 there were 202 properties sold with a value of $86.5 million

2019 there were 190 properties sold with a value of $84.9 million

2020 there have been 311 properties sold with a value of $140.4. That again, is a big deal. So there is a lot of activity in this part of the world and I believe the demand associated with covid and its current ramifications have pushed the market in ways we would not have seen otherwise.

As of September 2nd we have a total 215 active listings with 114 of them being waterfront. The value of the total active listings is $108.1 million while the waterfront subset of that is $85.4 million. Not so much inventory at this point. Not by Northern Neck standards.

New Northern Neck real estate statistics. Shows we have a very hot market.

"It's been quite a while since I've looked at statistics and posted any. Mostly I've been busy. Some of it is real estate related but some of it is just plain life and I'm glad to say that I can give myself time for life. Nonetheless my curiosity about real estate continues and that is why I've just gone and pulled up sales over the course of a number of years running from January 1 through August 15 and what it tells me is that once we started "opening up", whatever that means, the market has taken off. Here's what I can show you right on this page and I'll do the more thorough information by the end of the weekend.

1/1 through 8/15 All residential property types for Northumberland, Richmond, Westmoreland and Lancaster

2017 there were 358 properties sold

2018 there were 362 properties sold

2019 there were 343 properties sold

Just put up some new numbers on my website, www.northernneckrealestate.biz. They are located if you click the first button on the left at the home page. Anyway, what they show is that we are holding our own, but essentially we have not gotten into the lag that should follow the COVID-19 shutdowns. There is basically about a 60 day period whereby there are things in the pipeline. If you set March 15 as the time when people started to think about "social distancing" then May 15 or so is when we should begin to see a drop off. How could it be anything else....I can't imagine lots of people driving around looking at houses.....we'll see.

I've just added new statistics to this page. Don't know why it didn't take my comments, but anyone just know that we were doing quite well in our Northern Neck market (the four counties are represented here). Can't project the next few months, but hope that when we emerge that there is a greater understanding of what a simple life which appreciates the beauty of nature can offer to us all.

I've just done statistics related to sales of property on the Northern Neck that have taken place from the first of the year through to the 13th of April for the years 2017, 2018 and 2019. What that tells us is that we are doing well since 2018 was our best year overall (obviously looking at what is below 2017 was the best first period of the year in terms of numbers sold and in terms of dollars.) Although we can't project the rest of the year, we are close to keeping pace. Here are a few numbers.

All residential in 2017 for 1/1 through 4/13
128 homes sold at a value of $42.8 million (of these 60 were waterfront at a value of $31.9 million)

For 2018 123 homes sold at a value of $33.2 million (of these 55 were waterfront at a value of $23.0 million)

For 2019 118 homes have sold at a value of $34.6 million (of these 56 were waterfront at a value of $25.3 million)

2019 in comparison to 2018 has fewer homes sold but at a higher value than 2018.

All land for 2017 showed 39 properties sold at $3.9 million, and waterfront land had 17 sales for a total dollar figure of $2.5 million.

All land for 2018 had 36 sales with $3.2 million sold price and waterfront land for that year had 10 sales at a value of $1.4 million.

Current, 2019 sales for this same period has 48 sales of all types of land for $5.2 million and of those sales 15 were waterfront with an overall value of $2.6 million.

Interestingly land wasn't selling very well in January and February and now there has been a big catch up and I'd say these numbers for 2019 look great.

Here it is the first day of spring and boy have we all been looking toward warmer and sunnier weather! Don't know if I remember a winter that seemed to take so long to conclude since I moved to Virginia. One of my favorite things about living here has been how mild and sunny it tends to be....but not this winter. We're hopefully on the other side of that cold weather now that spring is here.

Recently I've looked at how we are doing in terms of sales and we are keeping up nicely with 2018 within this same time period. As a matter of fact when I checked numbers yesterday there were 84 homes sold in this time period both last year and this. And if you break out the waterfront homes only there were 38 sold in 2018 and 29 sold in 2019 and so that's pretty darn close.

I look up and write up statistics for the Northern Neck of Virginia market. Sometimes I do it very regularly and sometimes not. Here are some thoughts about the chart that I've added here. Buyers and sellers alike for land should take heed.

"In my mind there is a sizable shadow inventory of lots that people would love to sell but found that the market in 2009 and for a number of years was so poor that they just dropped out. You can see that there is plenty on the market, but with sales taking almost a year in the median category we are not experiencing quick sales by any means. And think about the amount of choice that people have and so that puts pressure on prices. Then again the right lot in the right location and priced well will really stand out. Sellers, take note! You have to be realistic. Also you need to work with your realtor since putting a sign up and putting something into MLS does not sell it. I can't begin to tell you how often I may go out with clients or may send them out to look at lots and scope out neighborhoods only to find that there may or many not be signs and there is no path to the water and there is just no way to evaluate a lot. That doesn't get your property sold. It needs to be somewhat cared for and easy to understand."
