Many homeowners are surprised by how condominium communities actually work — from **HOA fees and reserves to rules, budgets, and shared responsibilities.** Unfortunately, a lot of people only learn these things **after** they’ve already purchased.

That’s why I’m hosting a **free online session** to walk through the real fundamentals of condominium living.

In this session we’ll cover:
• What HOA fees actually pay for (and common misconceptions)
• How condo budgets and reserve funds really work
• The difference between CCRs, bylaws, and rules
• What makes a condo association financially healthy
• What every buyer should understand before purchasing

Snow days in New England hit different ❄️

Yes, the piles get high.
Yes, parking becomes creative.
Yes, we all have *opinions*.

But behind every cleared walkway and open fire lane is someone who has been up since 2AM making sure our communities stay safe.

Plow drivers pushing through round after round.
Maintenance teams checking doors, roofs, and drains.
Vendors juggling multiple properties.
Property managers coordinating it all in real time.

Storm response isn’t perfect — it’s constant. And it takes a village.

This season, let’s practice a little extra patience and a lot more gratitude. The people working through the cold deserve that.

To every crew member, first responder, and team member putting in the hours we don’t see — we appreciate you more than you know.

Here in Rhode Island — and across New England — we’ve always faced winter with resilience, preparation, and a sense of community. These moments remind us that when a community is prepared and supported, there’s less stress… and more space for what truly matters.

Time with family.
Watching the snow fall in peace.
Appreciating the quiet beauty of nature.
Checking in on neighbors.
Simply being present.

Preparation isn’t just about safety — it’s about creating calm in the middle of chaos.

As this storm approaches, we wanted to share a few gentle reminders for our New England communities:

• Bring in or secure loose outdoor items
• Have essentials ready for the next 48 hours
• Avoid unnecessary travel during peak conditions
• Check in on neighbors and loved ones
• Stay warm, stay safe, and take it slow

Storms pass — but how we care for each other during them is what truly defines a community.

Most people think it’s just emails and maintenance calls… but the reality is much bigger.

Today looked like this:

• Reviewing financials and budget impact
• Coordinating vendors and project timelines
• Supporting Board decisions
• Responding to resident concerns
• Planning long-term capital needs
• Monitoring property conditions, risk, and compliance

Property management is really about protecting communities — financially, physically, and operationally — every single day.

How has your HOA prepared for the snowy season and snow removal?

Snow Season in HOA Communities — Working Together

Snow days in shared communities can be frustrating. Tight parking, timing, and icy conditions create real challenges — but cooperation makes everything safer and smoother for everyone.

**DO**
• Move your car *before* plowing starts
• Follow snow schedules and posted instructions
• Use salt and walk carefully in icy areas
• Be patient — clearing takes time
• Help neighbors when you can by shoveling walkways

**DON’T**
• Wait until the plow arrives to move your car
• Park in uncleared sections
• Re-enter areas while plowing is active
• Block or distract snow crews

Winter operations are never perfect, and there is always room to improve. If you notice recurring challenges, share respectful feedback with your Board after the season — solutions come from community input.

Why Community Leadership Matters

Tonight I was reflecting on the work we do in our communities, and one thing is always clear — strong communities don’t happen by accident. They are built by people who care, who volunteer their time, who make difficult decisions, and who stay committed even when the work is not easy.

Every day I work with board members and homeowners who are trying to protect their homes, improve their neighborhoods, and create stability for the future. It’s not always simple, but when education, teamwork, and leadership come together, real progress happens.

My goal has always been to help communities feel informed, supported, and confident in the decisions they make. When boards grow stronger, communities grow stronger.

Grateful for the many leaders, volunteers, and residents who continue to show up for their communities every day. The work matters more than people realize.
