As the summer market begins to wind down, Eastern Connecticut is seeing more inventory compared to last year, but the story varies considerably depending on property type.
🏡 Single Family Homes
• 583 active listings (+4.3%)
• 385 closed sales (-0.5%)
• Median sale price: $442,000 (+10.5%)
🏢 Multifamily Homes
• 85 active listings (+16.4%)
• 26 closed sales (-18.8%)
• Median sale price: $371,000 (+12.4%)
🏘️ Condos
• 82 active listings (+32.3%)
• 45 closed sales (-19.6%)
• Median sale price: $255,000 (-7.8%)
📌 What’s happening?
Inventory is up across all three property types, giving buyers more options than they had last summer. Single-family homes continue to show considerable strength, with sales essentially flat while the median price climbed 10.5%.
Multifamily inventory has increased while sales slowed, yet prices are still up more than 12%. Condos are showing the most noticeable shift, with inventory up 32.3%, sales down nearly 20%, and the median price down 7.8% compared to last year.
Overall, Eastern Connecticut’s single family market remains strong, while growing inventory in the multifamily and condo segments may provide buyers with more options and negotiating opportunities heading into the fall. 🍂
