Stop 1👇

That was a study in delish. Making ice cream since 1819, they’ve clearly perfected the craft. The mint chocolate chip had the perfect balance of cool mint and rich bark chips. The freshly made waffle cone with sprinkles that had a slight crunch was pure heaven. We also sampled the Bellevale Bog — a chocolatey mix of pure decadence paired with creamy vanilla. All was off the charts.

The blast is still coming👇

In many respects, New York seems asleep at the wheel compared to certain other states when it comes to prioritizing the creation of new housing options — both “affordable” and market-rate — within our communities.

I experienced this firsthand back in 2017 while attempting to introduce a new residential community in a municipality in southern Dutchess County. The entire time I stood at the podium presenting a proposal that would have brought new housing units to the area, a “not in my backyard” attendee kept standing up from the last row asking who I was sleeping with. 🫠

Needless to say, the project never gained traction. Ironically, it could have been well underway by the time the pandemic-era housing crunch hit three years later.

The long-term success of the suburbs hinges on our ability to respond to changing demographics and evolving lifestyle needs. Don’t even get me started on the lack of first-floor primary bedrooms across housing types.

Overall, we remain in shortage mode, which continues to feed the inventory crisis across our region. In fact, the Northeast is still leading the country in inventory shortages. While certain parts of the U.S. are returning to more balanced — and in some cases buyer-friendly — conditions, many communities here remain constrained by zoning and land-use regulations that have deterred much-needed growth.

The Town Supervisor of Red Hook has agreed to sit down with me to discuss what plans are in place to introduce new housing options into the community.

The Market of Extremes

We’re seeing flights well above asking price in some segments, while other properties are experiencing notable price reductions below asking in order to sell. There seems to be very little middle ground right now.

Move-in ready, well-maintained homes continue to be a particular sweet spot for buyers, often attracting strong competition. Meanwhile, homes priced ahead of the market and/or not properly marketed are seeing longer days on market and more aggressive adjustments.

The numbers in video are based on current market conditions marked by painfully low inventory.

Buyer Agent Agreements👇

Buyers are now required to sign a buyer agent agreement at the start of working with an agent. Not all agreements are the same—and you shouldn’t treat them like they are.

If you don’t know the agent or didn’t come through a trusted referral (for example, you clicked “Contact Agent” on Zillow), start with a one-time showing agreement. Do that for the first few homes. You’re not just shopping for a house—you’re evaluating the person guiding one of the biggest financial decisions you’ll make.

Once you’ve had a chance to assess how that agent communicates, negotiates, and protects your interests, then you can decide what comes next.

From there, you’ll typically see two options:

* Non-exclusive agreement – gives you flexibility
* Exclusive agreement – commits you to one agent

You should only sign an exclusive agreement when there’s real alignment—when you trust the agent’s strategy, communication, and ability to represent you at a high level.

Here’s the reality:
If an agent is doing their job well, they shouldn’t need a contract to earn your loyalty.

I’ve built my business on that belief. Long before these agreements were required, my clients stayed because they wanted to—not because they were locked in.

A strong agent-client relationship isn’t built on paperwork. It’s built on performance.

Buy & Hold

Whether you’re buying to live in or purely for investment, there are still pockets that haven’t appreciated at the same pace as the rest of the market over the past six years. Those are the areas I’m watching closely for long-term buy-and-hold opportunities.

From a property standpoint, I keep coming back to ranches and split-levels. The supply-demand mismatch is real—there simply aren’t enough homes with first-floor primaries or minimal stairs, and that’s not a trend that’s going away anytime soon.

Smart investing isn’t about chasing what already ran up. It’s about recognizing what hasn’t—yet.

Timing the Market

Buyers are out—and they’re hungry.

New listings are barely hitting the market before buyers are already calling their agents. Inventory remains painfully low, and demand is very real. I’ve been busy, and so have many of my colleagues.

But here’s the nuance: this is not a market to “test.”

If you’re thinking about timing the market, the answer is simple—the time is now. Get ahead of the wave. Show up strong before you’re competing with the next round of listings.

If a home isn’t selling in this environment (especially under $1M), it almost always comes down to one—or both—of the following:

1. Priced incorrectly
2. Not marketed or positioned effectively

Let's get more houses on the market. The market is ripe!

Let your nose be your guide.

A very sweet and interesting retired police officer, Priscella, just opened within the past month. It's right next to to catch a cup of yum while your candle sets. That was a fun stop and I can't wait to burn my custom scent. I went with a spa familiar smell. My mom was on the beach train and did a mandarin coconut mix.

I am warm on Middletown, located in Orange County, NY, with an upcoming spotlight on the area. There is a part of North Street, in particular, with its candle and tea shops, nice restaurants, book shop and others that's vibing early Beacon.
