To fellow Realtors,

I’m interested in hearing your perspectives on a trend I’ve been encountering. It seems that many properties are being intentionally listed below expected market value, with the anticipation of securing significantly higher offers.
In several instances, I’ve submitted offers $20K–$30K above asking price—without competing offers—yet I’m still being told the offer needs to be “stronger.” This raises the question: what are we truly basing value on, and how are we setting expectations for our buyers?

From a buyer representation standpoint, this environment is becoming increasingly challenging and, at times, feels inequitable. As a listing agent, I consistently advise my sellers that the highest offer is not always the best offer, and that terms, strength of financing, and overall reliability matter just as much.

I would genuinely appreciate hearing how others are navigating this dynamic. Are you seeing similar patterns? What strategies or guidance have you found effective in ensuring fairness and managing expectations on both sides of the transaction?
