What if the person selling you the house also lent you part of the money to buy it? 🏦
That's a seller-held second. It's completely legal. It's underused. And in this market it might be exactly what closes your deal.
Here's how it works: you get a conventional mortgage for 80%. The seller loans you 10% as a recorded second mortgage. You bring 10% to closing instead of 20%. Two payments — one to the bank, one to the seller.
Why would a seller agree to this? Three reasons:
→ It closes deals that fall apart on financing
→ It generates interest income higher than most CDs right now
→ It can spread their capital gain over multiple years — meaning a lower tax bill
But the risks are real. Most seller seconds have a balloon payment due in 3-7 years. If you can't refinance by then — that balloon becomes a crisis. And this is never a handshake deal. It requires a promissory note and a recorded deed of trust.
In Rhode Island's current market this tool is sitting on the table in almost every negotiation. Almost nobody is picking it up.
