Why is there so much traffic on 195 West at this time of day? It used to be smooth sailing years ago. The amount of gas being burned in stand still traffic in East Providence. It’s far worse in the opposite direction.

Time to bring back Gina Raimondo. Things ran much.m more smoothly under her leadership. I feel for those who have to travel this every day.

How is it? That other states are able to put up bridges in what seems to be the smallest amount of time and their bridges span a much greater area than what we have with the George Washington Bridge. Everything in Rhode Island takes forever to get pushed through as far as permitting and having engineers out there to take a look at things.

We need someone to come in and audit this debacle with a fine tooth comb. Zero accountability. The people have to deal with the aftermath. We are still stuck paying a high amount of taxes. No relief in sight.

Seems as if they don’t care, to be honest. Happy Friday!

Gas is now around $4.15 a gallon.

At this point, everybody is tired of pinching nickels just to get through the week.

Rent is high. Groceries are high. Insurance is high. Utilities are high. And now every trip to work, school, the grocery store, or an apartment showing costs even more.

This is why housing matters so much.

When people are looking for an apartment, they’re not just asking, “How much is the rent?”

They’re also thinking:

Can I afford the commute?
Is this close to work?
Can I get to the highway quickly?
Are there stores, schools, and services nearby?
Am I going to spend half my paycheck just getting around?

The economy has people exhausted. A lot of families are doing everything they can to stay above water, and every dollar matters.

For landlords, this is something to think about too. Location, parking, heating costs, utilities, and access to transportation all affect what tenants can realistically afford.

We’re all feeling it right now. Nobody wants to keep stretching every dollar until it snaps.

Housing affordability is not just about rent anymore. It’s about the full cost of living.

Awesome vision for a vacant building in Woonsocket. There are some action going on in the building, but we are not aware of what they are going to be putting here. (Just a vision I had sitting at the red light. Not actual plans. Dreaming until we’re able to bring something like this to a city near you)

Woonsocket is in need of some new life. It was once a thriving city full of manufacturing jobs. We saw all little jobs leave, we saw all those buildings go vacant. We saw some buildings go up in flames.

One thing never went up in flames. That is the will of the people. The people of Woonsocket are honest and hard-working people who don’t give up. They will always find a way.

The city needs to come up with a way to create more affordable housing units. They don’t need $2700 condo units for out of town folks escaping high prices elsewhere.

It’s time we give our people some relief. This building would be great for affordable units mixed with done much needed health services for the residents.

I said tonight’s gonna be a good good night!!! $4.19 per gallon is nothing to write home about but it’s better than where we were.

I did see $3.95 per gallon on Park Avenue. These gas prices have to keep trickling down. Travel season is on the way. Beach days are rolling around. Long summer drives are life in the summertime.

This is more than an apartment building.

Crossroads is creating Rhode Island’s first-of-its-kind permanent supportive housing for medically vulnerable adults experiencing homelessness.

Located at 371 Pine Street in Providence, this project will provide permanent apartments for 35 people — with laundry, common areas, parking, a healing garden, and space for health and mental health providers to serve residents directly on-site.

This is what housing can look like when we understand that some people need more than just a roof over their head. They need stability. They need care. They need access to services. They need a place where they can begin to heal.

Projects like this remind us that housing is not only about real estate. It is about health, dignity, safety, and giving people a real chance to move forward.

Rhode Island needs more thoughtful housing solutions like this.

I know a lot of people are tired.

Tired from working long hours.
Tired from trying to stretch every dollar.
Tired from doing everything “right” and still feeling like getting ahead is harder than it should be.

These days, it takes a lot just to keep going.

Whether you’re working two jobs, raising kids, helping family, trying to improve your life , saving for a home, paying rent, starting over, getting out of a tough relationship, or just doing your best to stay above water…just know this:

We see you. We respect you. And we’re rooting for you.

Success does not always look like a big announcement. Sometimes success is showing up when you’re exhausted. Sometimes it’s making one better decision than yesterday. Sometimes it’s choosing not to quit, even when life feels heavy.

If you’re out here working hard and doing what it takes to build a better future for yourself and your family, don’t downplay that. That matters.

The road may not be easy, but your effort is not wasted. Keep going. Keep asking questions. Keep learning. Keep putting yourself in position for something better.

You don’t have to have everything figured out today.

Just don’t stop believing that better is possible.

Rhode Island home prices are still climbing in certain pockets.

According to Stacker, using Zillow data through April 2026, these were the top 5 cities/towns in Rhode Island with the biggest year-over-year dollar increases in home values:

1. Jamestown: +$94,735
2. New Shoreham: +$93,433
3. Newport: +$76,302
4. Westerly: +$47,930
5. North Kingstown: +$45,797

What stands out?

A lot of the biggest jumps are happening in coastal or higher-demand communities.

That tells us something important: even with higher interest rates, buyers are still competing hard for certain locations.

Someone just sent this in. I’ve never seen anything like this before. There are valid reasons for tenants getting behind at times but this is absolutely unacceptable.

The most outlandish excuse I’ve witnessed was someone needing to buy Christmas presents. We didn’t put up a fuss and worked with the tenant because at the end of the we understand people have obligations and kids deserve to enjoy the holidays.

This grad deserves a good time but what are high schoolers doing going to Miami alone? Totally would not allow it as a parent. As their landlord, there would need to be a nice long talk with this tenant.
