Waiting for rates to come down before you buy? Look at the data first.

A study going back to 2000 compared buying now with waiting 2 years and buying later. Nationwide, buying sooner came out ahead in 61% of the scenarios. In Rhode Island, it was 70%.

That doesn’t mean “always buy now.” There were periods when waiting won. The real lesson is that waiting isn’t automatically the safer choice. While you wait for rates, prices, inventory, competition and your rent keep moving too.

The better question: will your overall financial position actually be better if you wait?
