If truth be told, I had a rather dim view of realtors in general. So I was very surprised when I quickly found and interviewed three really good candidates. Each had their own specific appeal, but I chose Daryl, and I’m so glad I did. The market for condos in the Logan Circle area had really dropped when it came time for me to sell. I expected to take a hit but hoped to keep it to a minimum. I sensed right away that Daryl had a deep understanding of the market. The others were excellent realtors in a good market, but Daryl seemed to have an understanding of how to approach things in the market we actually had.

As we went through the process, Daryl and Yamile were so gracious and straightforward. I’m an old lady and used to handling important transactions concerning my home in person, not hiring contractors and service people by email or text. And I had definite ideas about how to best show my condo. And don’t get me started on all those new platforms I had to navigate! When I pushed back, they listened, explained, and we jointly moved forward. No condescension — I was always treated as a partner in the process.
Good thing too because after we got a contract, and all the contingencies were satisfied, I went to the unit to clean out my things. We walked in and found water dripping from the ceiling!!! The upstairs neighbor’s plumbing was leaking into my kitchen and 2nd bath! We had only 10 days to get everything repaired to its original condition before settlement. That’s when the partnership really was valuable. We worked together coordinating with the management company for my condo, the HOA Board, and with the contractor Daryl had recommended. Everyone seemed to bring their best to the situation. I believe it went well because everyone was courteous, professional and hard-working. We got it all repaired in time for settlement. The condo was as beautiful on the settlement date as it was when the contract was first signed. And very important to me, Daryl consistently advised full disclosure and honesty with the buyer throughout this process. He’s a smart businessman, but he also has integrity.

I was so pleased to get a good contract and sell at a decent price in a tough market. But I think the lasting feeling I will have is gratitude for the goodwill and hard work of all those involved. That started with Daryl and Yamile and carried through with everyone involved. What could have been an awful experience turned out being a really rewarding one.

D.C. now has 19 neighborhoods where the median home price exceeds $1 million, the highest number on record. The previous high was 18, reached in both 2022 and 2025.

It’s an interesting data point, but like most real estate statistics, it needs context.

Neighborhood medians can be heavily influenced by the mix of properties being sold. Logan Circle and Dupont Circle, for example, have very strong single-family home values, but their large number of condominium sales pulls the overall neighborhood median down. Capitol Hill has a very different housing mix and therefore shows up differently in the data.

You can see the same dynamic in Georgetown, which ranks sixth in the UrbanTurf analysis. Georgetown contains a meaningful number of condominiums, while Spring Valley—ranked first—is overwhelmingly fee-simple homes. That makes a simple neighborhood-to-neighborhood comparison less straightforward than the rankings might suggest.

Still, 19 million-dollar neighborhoods is another useful measure of how D.C. housing values have evolved.

It’s also why I’m always hesitant when someone asks, “How’s the market?” There really isn’t one D.C. market. The answer depends on the neighborhood, property type, price point, condition, and even the particular block. A condominium and a fee-simple home a few streets apart can be experiencing two entirely different markets.

The broader data is valuable. But understanding what it means for a particular property requires looking much deeper—and much more locally.

Behind every team that gets things done, there’s a powerhouse who keeps the train moving—and for us, that’s Yamile.

Anyone who has worked with me over the years has likely been touched by her care, her follow-through, and her steady presence. She keeps us all in line, makes sure nothing falls through the cracks, and somehow brings humor, warmth, and kindness to it all.

Hardworking. Genuine. Funny. Earnest. Loyal. And truly one of the most pure-hearted people you could ever hope to call both a colleague and a friend.

Today, we celebrate the person who spends so much of her time taking care of everyone else.

Even when a house is inside another house, there really is a perfect buyer.

Tucked into the basement of 4432 Chestnut Lane is one of the most magical children’s spaces I’ve ever seen. Colorful wallpaper, cubbies overflowing with possibilities, hooks for everything, a wash sink for messy masterpieces, floors made to withstand paint and play, and plenty of room for tents, things with wheels, oversized stuffed animals — and, at the center of it all, an actual two-story playhouse.

It’s wonderful. It’s whimsical. And I’ll admit, I wondered: Are we really going to find a buyer who wants to keep a two-story house in the basement?

We did.

Real estate has a funny way of reminding you that the most distinctive things about a home can also be the things that make someone fall completely in love with it. What might seem like a needle in a haystack is sometimes simply waiting for the right person to find it.

And this time, they did.

My husband and I recently moved to Washington DC and after a year of renting we decided we wanted to actively start looking for a home and we needed an agent who could guide us to the area that would suit us and our grown family. We started with open houses and met quit a few agents all very friendly but Daryl was the only agent who followed up with us to re-introduce himself and let us know what his history and knowledge of the DC area was. After a few more months we connected with Daryl and told him what we were hoping to find. Daryl was great at recommending and talking us though all the different areas DC has to offer and what we could expect to spend and where might be a focus for us which was a great help to us midwest transplants. You’re not supposed to have favorites.

Not as a parent. And probably not as a real estate agent either.

But I do have favorite moments in homes—and this foyer at 1671 31st Street in Georgetown is one of them.

A foyer is more than an entrance. It’s the prelude to everything that follows. Here, the graceful staircase, intricate millwork and moldings, elegant arches, and beautifully patinaed floors quietly tell you that this is a home with history, character, and a story worth discovering.

Just a glimpse of one of my favorite Georgetown residences—and yes, perhaps one of my favorite sales of the year.
