It’s the quadrant you add to every address without thinking. It’s knowing Rock Creek Parkway flips direction at rush hour, and checking OPM before the forecast when the first flakes fall. It’s the quiet thrill of a 7:30 reservation in August.

How many of these gave you away? Drop the tell I missed in the comments. I’m guessing someone will bring up which Metro escalator is always out of service.

First impressions happen online now, and buyers decide pretty quickly whether a house is worth a visit. This one had great bones. It just needed some help showing them off.

We painted, redid the floors, stained the cabinets, and brought in staging to make it feel like home. Some of the biggest updates don’t show up in photos at all. A new roof, new HVAC, and new appliances give buyers real peace of mind, and that matters just as much as how it looks.

The result? Two offers and under contract in a week.

If you’re thinking about selling and wondering what your house needs (and what it doesn’t), we’d love to walk through it with you. Send us a message and let’s set up a time.

If you’re new here, hi! I’m Amanda.

DC has been home for more than 25 years, and Capitol Hill is where my heart is. I live here with my husband, our two college boys (when they’re home!) and our dogs, Red and Maui. Add in neighbors who’ve become my best friends, and the Hill has become so much more than a zip code.

Before real estate, I studied social work and spent years in hospitality. It all comes back to people. I love helping people figure out where they belong, whether that’s a first home, a fresh start or a new corner of the city.

Swipe through to get to know me, then say hi below. I’d love to hear what brought you here, or what you’re dreaming about next.

Thinking about buying a home in DC in 2027? The prep starts now, well before your first open house.

A few things I tell every buyer:

DON’T finance a car, open a new credit card or co-sign a loan. Your lender is watching your debt-to-income, and one new monthly payment can shrink what you qualify for.

DON’T switch jobs mid-process if you can help it.

DO pull your credit now, so there’s time to clear up any surprises.

DO keep a paper trail for large deposits. Your lender will ask where that money came from.

DO talk to a lender early, even if you’re a year out.

If you’re a first-time buyer, ask about DC’s HPAP program. If you qualify, it can help with your down payment and closing costs, and so many people don’t know it exists.

Save this for later, and send me a message when you’re ready to map out your timeline. I’m happy to help.

Do I ever get embarrassed making all of this real estate content? Yes, absolutely

Self-promotion has never been my strong suit. I’m much more comfortable sitting across from someone, hearing what they’re hoping for in their next home, and figuring out how to get them there.

But I’ve learned that if I want people to know what I do, I have to actually show up and say it. So here I am, slightly self-conscious and very sincere.

What my team and I love about this work is the people. Helping someone find a home, or helping a family sell the house they raised their kids in, never gets old for us. Most of our business comes from friends and past clients sending someone our way, and that trust means everything.

So if you’ve made it this far, thank you. And if you know anyone thinking about buying or selling in DC, I’d be so grateful if you’d tell them I sell real estate. I’ll take good care of them.

Realtor.com named this week the best week of the year to buy a home. Buying a home in DC has its own twist on that... send us a message and we’ll tell you what it means for you.

Here’s a little of the secret. Right now, buyers are seeing more listings than at any point this year, less competition, and sellers who are more open to negotiating. Homes are sitting a bit longer, which gives you time to think clearly and ask for what you need. On a median-priced home, that could mean around $14,000 in savings compared to the summer peak.

The rest depends on where you’re looking. Some DC neighborhoods still move quickly when the right home hits, while others are giving buyers more breathing room than they’ve had in years. Whether you’re eyeing Capitol Hill, Forest Hills, or Takoma, the local story is what matters most.

The best week wraps up Sunday, but the window doesn’t close overnight. If you’ve been thinking about buying a home this fall, let’s talk.
