Forward. This is me moments after having to tell a client that the seller didn’t pick their offer. It was a good offer, if I do say so myself. It’s a wonderful client. This was their second offer submitted. They’ll eventually get a house if they keep moving forward. I’ll eventually get an offer accepted if I keep moving forward. You asked! I’m answering! Without further ado, here are your mortgage questions answered:⁣

Q: How long is a pre-approval good for?⁣
⁣
A: You definitely will want to get a pre-approval, but wait until you’re ready to buy since a pre-approval is only valid for about 30-90 days. ⁣⁣
⁣
Q: How much should my down payment be?⁣
⁣
A: Twenty percent is the gold standard, but you can often put down less than depending on the loan type. For example, an FHA loan requires as little as 3.5% down.⁣⁣
⁣
Q: What are the different types of mortgage loans?⁣
⁣
A: All sorts! You have conventional, FHA, VA, USDA, and more! Talk with several lenders to gather their opinions before deciding which is right for you. ⁣

Q: How much home can I afford?⁣
⁣
A: A good rule of thumb? Two-and-a-half times your annual salary. But it’s best to speak with a lender to find out what you qualify for and to get a pre-approval letter.⁣⁣

The first half of 2021 was unlike any we've seen in recent memory. Homes, in particular town homes and single families, were flying off the market with multiple offers. The condo and rental market made a sharp recovery, and we've seen our relocation business pick-up dramatically.

However, toward the end of June, we saw a slight slowing. Can we attribute that to everyone being on vacation? Or are we getting back to normal? Post Labor Day we'll have a better idea of where things are headed, but if you have specific questions, I'm here to help!

I love how fur-baby-friendly the DMV area is! 🐕 There are tons of great places that cater to our furry friends and here are my top 5 favorites (it was hard to narrow it down!):

1. Bark Social : an off-leash dog park with a beer and coffee bar! 🍻
2. Swampdoodle Dog Park : is an awesome dog park in NoMa! 
3. Olde Towne Pet Resort : offers boarding, day camp and grooming! 🐩
4. Woof Gang Bakery : your neighborhood pet store! 
5. Aquatic Paws : aquatic exercise facility for dogs! 🐾

Bonus site: Of course if you’re looking for a large space to let your dog roam freely, nothing beats the Congressional Cemetery where you can visit John Philip Sousa and get some great dog off leash exercise.
