Here are a few good reasons to stop throwing your money away on rent and buy a home instead.

1. You'll reap some neat tax benefits!

When you own a home, you get to enjoy a number of nifty tax benefits that can shave thousands off your IRS bill, depending on your personal costs. One major tax break you'll get is the mortgage interest deduction, which currently applies in full to home loans up to $750,000. However, if you signed your mortgage prior to 2018, that threshold is $1 million. The interest deduction can be especially lucrative in the early years of a mortgage, when the bulk of your payments are going toward the interest portion of your loan, as opposed to its principal.

2. You'll begin to invest and build equity rather than burn through cash!

When you rent a home, you pay a certain amount of money each month for the privilege of living there, which makes that payment a pure expense. When you own a home, however, it's more of a hybrid expense/investment, because while you are spending that money out of a need to have a roof over your head, you're also building equity in that property over time. This means that if property values rise in your neighborhood and you choose to sell your home, you stand to make money from it. That's not something renters can do.

3. You'll have privacy and get more stability!

When you rent a home, there's nothing to stop your landlord from booting you once your lease expires. But when you own property, it's yours to live in until you decide to sell it. The only way to effectively be forced to leave a home you own is to stop making payments on your mortgage and get foreclosed on. Barring that, you're good to stay put.

Provide you with excellent options – It could be a tiring and overwhelming experience when you’re house hunting, and as a buyer, there would be a good deal of emotions involved when choosing the home that you like and fits you and your family’s needs. On top of that, you also have to get a good deal that would fit your budget. An agent who is knowledgeable in the market and duly takes note of your preferences will make the buying process more comfortable for you. Given that, they could give you a list of homes to visit and provide you with advice on the neighborhood, surrounding schools in the area, spaces for recreation, weather/season hazards, and other valuable information that you need to know.

2. Guide you through the whole process – It’s useful to educate yourself on the buying process, but there might be real estate jargon and some skills that only professional real estate agents would know and could play out well. It’s not a walk in the park to buy a home, and one of the most important things that you have to work through is examining a contract from the seller (and in some cases, making one of your own with the help of a lawyer) to protect you and would enable you to back out from the deal if certain conditions are not met. If you’re a first-time buyer, it’s common to get yourself into mortgage mistakes, but an excellent agent would monitor your loan status and advise you on how to protect your approval. A good agent will remind you to put significant purchases on hold and to avoid taking new loans before you close the deal on buying a home.

5. Get you through the closing – There is still is a pile of things involved in closing a home purchase deal, such as dealing with closing costs that include lender fees, insurance fees, and title fees. A diligent agent will walk you through everything that needs to be done upon closing and will tie loose ends for a smooth transaction.
