Home Buying in Montgomery County Maryland

Right out of the gate is the $25,000 from Montgomery county. 1st time Buyers can receive up to $25,000 to use toward down payment and closing when purchasing in Montgomery County. And! If buyer stays in the property for 10 yrs the funds are forgivable. The latest notice we received as of yesterday indicated funds are still available. Don't wait.

MMP 1st Advantage 3% is still here. A 1st time buyer gets 3% of the base loan to use toward down payment and or closing costs. This is a loan that is free to the borrower. No interest or payments. The funds are paid back when they sell the home or refinance with no set time frame. Great way to lessen the cash out of pocket.

Flex 3%: Remember there are funds for buyers who are not 1st time buyers. Meaning they have owned a home in the last 3 years. As long as they do not own a property at time of closing they can have access to the same funds, 3% of the base loan amount.

Low Rate Option!: For 1st time buyers that don't need help for down payment or closing costs, there is the low rate option for FHA , VA and Rural Housing loans .. currently 2.625% This is very low and below market, compared to all programs. This will help boost the qualifying amount of any 1st time buyer.

What if a parent, love one, or family member passed away and that individual has real property but you cannot afford a probate attorney?

If you do not have the resources, another alternative is to contact a realtor who specializes in probate filings. If you do not know how to find an experienced probate realtor that is where I come in. As an experienced probate realtor, I can save you attorney fees that could range $300.00 per hour and up.

Typically, the only fee you will pay is a broker’s commission fee of 6% when you agree to let my broker list your property. There are no attorney fees for filing and processing your probate. The processing of your probate is provided as a free service for allowing us to list your property.

Experienced probate realtors can complete all of the probate documents in a month or less if all the family information is readily available. Family information is defined as current addresses, date of birth and phone numbers of all the heirs.

Hello everyone I help individuals through the probate process.

Why am I so passionate about helping you through the probate process?

My brother passed away several years ago, although I had experience and understood exactly what to do, it still took me over a year to completely work through the process of going through his things, moving the furniture out, and relocating all of his material possessions.

During that time, I continued to grieve. The loss of a family member affects everyone differently but everyone must continue to do their due diligence to get the process started and completed.

However, I did perform the initial responsibilities (even individually these can be overwhelming) such as making arrangements for his burial, contacting employers, protecting and securing the property, ensuring that taxes and utilities bills were being paid on time. I filed the probate documents and carried out the duties of a Personal Representative after receiving the letter of administration.

Grieving is a very necessary emotion that have to be address, however without performing the compulsory functions and responsibilities you will place the family member in more financial jeopardy and hardship.
