🏠 Two $300,000 homes can have VERY different monthly payments.

That's something buyers often don't realize until they start seriously shopping.

The price of the house is only one piece of your monthly housing cost.

You may also be paying:

πŸ’° Principal + interest
πŸ›οΈ Property taxes
πŸ›‘οΈ Homeowners insurance
🏒 HOA or condo fees
πŸ“‹ Mortgage insurance, when applicable

And in Baltimore City, those numbers can vary from property to property.

That's why when someone asks me:

β€œHow much house can I afford?”

I don't think the best answer is simply a purchase price.

I want to know:

πŸ‘‰ What monthly payment feels comfortable?
πŸ‘‰ What other expenses do you have?
πŸ‘‰ How much do you want left for savings and emergencies?
πŸ‘‰ What assistance or other homebuying opportunities might be available?

Because qualifying for a $350,000 home doesn't necessarily mean you should spend $350,000.

The goal isn't to buy the most expensive home you qualify for. It's to comfortably own the right one.

Maybe.

But comparing a $2,000 rent payment to a $2,000 mortgage payment doesn't answer the question.

When you own, you also need to consider things like property taxes, homeowners insurance, maintenance, and possibly HOA or condo fees.

But that's only half the equation.

You also have to ask:

What am I getting in return for the money I'm spending?

Rent can provide flexibility and fewer maintenance responsibilities.

Homeownership comes with additional costs and responsibilities, but it can also provide stability, principal reduction, and the opportunity to build equity over time.

And yes, sometimes after looking at everything, my advice really is:

Keep renting.

The goal isn't to prove that buying is always better.

It's to figure out which one makes more sense for your finances, your lifestyle, and your future.

Should you wait for mortgage rates to drop before buying a home?
Maybe.
Yes, a lower mortgage rate could mean a lower monthly payment. But the interest rate is only one number in a much bigger equation.
If rates fall, what happens to home prices?
What happens when more buyers enter the market?
What happens to seller concessions and negotiating power?
And what if there are down payment assistance programs, employer benefits, builder incentives, or local homebuyer programs available to you today?
That's why I think there's a better question:
β€œWhat would buying a home cost me today, and what could waiting cost me?”
In this week's article, I walk through the numbers, the risks of trying to time the market, and some of the opportunities available to buyers throughout Baltimore, Maryland, Washington, DC, Virginia, and Pennsylvania.
Sometimes waiting absolutely is the right decision.
But let's make that decision based on your numbers, not a prediction about where mortgage rates might go.
