A home doesn’t have to be all function.

Sometimes the spaces that make us love a property most are the ones designed simply to make life more enjoyable.

In this episode of Selling DC, J.P. revisits a few memorable spaces across the DMV — including a converted porch bar, a lower-level entertaining suite, an 800-bottle w**e cellar and a private roof deck with panoramic city views.

And this time, there’s a second opinion.

J.P.’s daughter Aviana makes a silent cameo on the roof deck and, by our unofficial count, gives that one the win.

When you’re shopping for a home, don’t just think about what you need. Think about what would make you enjoy living there.

šŸ° Big mansion energy.

The J. Donald Cameron Mansion knows how to make an entrance. Historic grandeur, statement spaces, and enough drama to carry our entire Halloween mood board.

We’re sold on the architecture. We’re still negotiating with our imaginations about the nighttime noises.

Would you call this home? Or just keep driving with the doors locked?

Older homes often feel different for a reason.

In this 1917 DC row home, a defined foyer, inlaid floors, period millwork and broad archways create a layout that feels connected without becoming completely open. Even the rear porch tells a story. Once open or screened, it has been enclosed and adapted into additional living space.

In this Selling DC reel, J.P. explores how older homes can balance original character with modern use.

A home that goes under contract quickly rarely became successful overnight.

Before Day 1 on the market can come weeks or months of preparation: repairs, renovation, painting, floor work, staging, photography, video, pricing, positioning and marketing strategy.

That work may not appear in the days-on-market statistic. But it often explains the result.

In this Selling DC quote, J.P. puts it simply:

ā€œHomes don’t sell in days — they sell over time.ā€

The visible win may happen suddenly. The work behind it happens gradually.

A smart renovation doesn’t necessarily mean replacing everything.

At this Springfield kitchen, the floors and quartz countertops were already working well. The cabinet boxes were structurally sound but visually dated, so they were painted rather than removed.

Then came a less glamorous — but equally important — issue. The new refrigerator couldn’t open properly because of the surrounding wall and trim.

A few careful carpentry adjustments solved the problem. In this Selling DC reel, J.P. shares a simple renovation principle...

Keep what works. Refresh what doesn’t. And make sure everything actually functions.

What if your home search could start before a home reaches the rest of the market?

Compass has launched See It Firstā„¢ — giving buyers access to Coming Soon homes from across Compass International Holdings brands, exclusively on Compass.com before they appear on other real estate websites.

For our Capital Estate Group buyers, that means the opportunity to discover more homes earlier and be ready when the right one appears.

For our sellers, it means additional exposure to buyers actively searching Compass.com before your home reaches the broader market — helping build awareness and momentum from the start.

At CEG, our job has always been to listen, advise and advocate. The technology keeps evolving. Our approach doesn’t.

Thinking about buying or selling? Reach out to your CEG agent to learn how See It Firstā„¢ can work for you.
