This one definitely came with a few challenges, but we got it done after 16 days on the market!

I’m especially thankful for this seller, who first trusted me probably close to a decade ago when selling another rental property. She came to me as a much appreciated referral. When it came time to let this one go, I was her first and only call — and that means a lot.

One thing I always tell sellers, provided they contact me upfront: before spending thousands of dollars on updates and improvements, call your Realtor first. Sellers who ask, “What should I do?” and just as importantly, “What should I NOT do?” almost always save themselves money, stress, unnecessary work and spend money in the right places.

What homeowners think adds value and what actually helps a home sell are often two very different things. A Realtor who does this day in and day out can help guide those decisions strategically.

A little late posting this one—but this story is worth sharing 👇

These sellers came to me as a referral from a mutual friend. When we first met, I asked if they were interviewing other agents… they said no. They’d already done their homework online and knew I was who they wanted to work with.

Then I asked the big question:
“What number are you hoping for?”

Their answer: $1.1M 💰
Their reasoning: “It’s just always been the number in our heads.”

After a full market analysis, I gave them my honest opinion—we were aiming high. But they weren’t in a rush and wanted to go for it… so we did.

👉 96 days on the market. ZERO showings.
Yep… a first for me in 17 years.

And to say they held my feet to the fire would be an understatement 😅
Calls, texts, questions… lots of them.
Each time, I showed them the data and told them the same thing:
It’s the price. Nothing but the price.

Finally, at the end of January, they were ready to adjust.
We repositioned the price based on the market…

✔️ Immediate showings
✔️ Under contract within the first week of February

We didn’t hit $1.1M—but we closed at $1,025,000, which is a strong win in that market.

And here’s the best part…
The clients I wasn’t always sure were happy? They ended up overjoyed. Even left me a Google review calling me a “top notch Realtor.” 😊

Since we know the equity is there, you can write an offer for $370k using that extra $15k to permanently buy down your interest rate and buy out the private mortgage insurance. Even though you are buying the home for $370k instead of $355k, this results in a monthly savings of $457.50! Monthly payments using this strategy would be $2,323.16 instead of $2,622.01. The lower payment amount is the same as you'd pay for a $330k home! (See first photo) Both scenarios are all inclusive with the property taxes and homeowners insurance. Yesterday was a double closing day 🎉 — two of my listings officially SOLD! Both properties received multiple offers, and one closed well above list price.

One seller found me online. The other came from a referral from another agent. I genuinely love hearing how clients connect with me. I’m grateful for the opportunity to earn your business no matter how you find me — but referrals especially mean a lot. They tell me the work speaks for itself.
