When I'm not selling real estate, I'm honing my new skills as a handyman. 🔨😆 Over the summer it was replacing my pool pump, working on pool equipment, draining and refilling my hot tub, and so much more. Today it was reattaching the fallen gasket inside my Vermont Castings woodstove. I noticed the damper gasket hanging down during my fire a couple nights ago. While fixing that today, I decided to examine the door gasket and it was no longer attached in multiple places, even though it was sitting in the channel. All fixed now! 🔥

That’s a great result in this wonky market, where you just never really know which homes are going to take off quickly and which ones are going to require a little more patience and persistence.

Buyers are needing concessions pretty consistently right now, but we were able to negotiate the price up $10,000 to help offset some of what was needed. In the end, both my sellers AND the buyers were happy with the outcome — which is always the goal. I received a text tonight from the buyer’s agent thanking me for the transaction and telling me their buyers are “over the moon.” That made my heart happy.

This particular sale was the result of a divorce, which meant selling the home was necessary. There’s no easy way to navigate something like that. A home isn’t just a house when it represents memories, a family, and a life that looked very different when you first bought it.

So, on a personal level, I was especially grateful that this transaction moved along smoothly and didn’t become another prolonged source of stress for everyone involved. Sometimes the best thing you can do for people going through a difficult season is simply help them get through the process with as little additional heartache as possible.

It's been an absolute whirlwind around here. In the middle of getting homes under contract, we've been celebrating my daughter's 18th birthday, planning and hosting her graduation party, and last night, making an unexpected 10pm trip to the emergency vet where we ultimately had to say goodbye to one of our beloved cats. 💔
