Next up in our Meet the Team series | Julie Zelaska, Managing Director of Urban Pace.

30+ years in the business. Co-founder of Smith Schnider - the boutique new home sales firm that shaped the Northern Virginia market for a decade before its acquisition by Urban Pace. She now leads our Virginia office and manages some of our most high-profile projects.

Julie has sold some of the region’s most coveted real estate and is the person you want in your corner when the details matter - because they always do.

We asked her three questions…

1. My go-to DMV neighborhood right now - and why.

Old Town Alexandria - hands down! I love a place with history, charm and a little personality, and Old Town has all of it. Beautiful old homes, cobblestone streets, great restaurants, little shops, the waterfront...and you can actually walk everywhere! Downtown Leesburg is another favorite for many of the same reasons. I think people are craving places that feel authentic and have a real sense of community…not just another place to live.

2. My hottest take on DC area real estate that I’ll actually stand behind.

Walkability is the new luxury! There, I said it.  Of course buyers still want the gorgeous kitchen, fabulous primary bath and all the bells and whistles - but I think we’re seeing a real shift toward *how people want to live*, not just what they want to live in.

Give me a beautiful home and let me walk to dinner, grab a coffee, wander through some shops, sit outside with a glass of wine and actually know my neighbors. That is luxury.

And here’s the thing: you can build a beautiful new house. You can’t manufacture 200 years of character.

3. My current restaurant recommendation in the DMV - and what to order.

Murphy’s Grand Irish Pub in Old Town Alexandria!  It is not fancy - which is exactly why I love it. I have a bit of a thing for Bloody Marys and tend to seek out the best one wherever I go.  Murphy’s makes a great one! Pair it with their Crab Cake Benedict for Sunday brunch, and I’m a very happy girl. And really, brunch in Old Town on a Sunday morning? Hard to beat.

1. My go-to DMV neighborhood right now, and why:

Mount Pleasant. It’s one of the few neighborhoods that still feels like a true neighborhood while being minutes from everything. You can walk to great restaurants, independent coffee shops, Rock Creek Park, and there’s a real sense of community that’s hard to find in a city. It’s eclectic, historic, and doesn’t try too hard, which is exactly why it works.

1. My hottest take on DC real estate that I’ll actually stand behind:

Too many developers spend millions designing for the competition instead of designing for the buyer. The projects that consistently outperform aren’t always the ones with the biggest amenity package or the flashiest architecture. They’re the ones that understand exactly who they’re selling to and create a product that feels intentional. Great positioning beats great marketing every time.

1. My current restaurant recommendation in the DMV, and what to order:

Le Diplomate has quickly become a DC classic, and since our office is just around the corner, I’m there all the time. If you’re there for lunch, order the warm shrimp salad with a side of fries. It’s simple, consistently excellent, and exactly the kind of meal that reminds you why some restaurants become institutions.
