Spring thaw? May real estate data for the DMV is in we didn’t see a jump in inventory over April and prices are fairly stable to slightly up over 2025 and last month (except for DC’s median sales price which jumped 13% MOM). In DC, 2/3 of home sales were over $1M. For homes that sold under $500K, this properties sold on average for 4% under list price. Meanwhile, the middle of the market showed the strongest price performance vis a vis list price. Fee simple properties also continued to outperform condos, with only 18% of condos and co-ops selling above list price and 60% below; for fee simple homes, almost double (35%) sold above asking and only 42% sold below.
What does this mean for buyers? They continue to have leverage in many micromarkets and the savviest can target properties that have increasing days on market to increase their chances of reduced prices, no competition and possible concessions.
