As Mark Twain might have said, “The report of [the DC condo market’s] death was an exaggeration.”

Yes, there is more condo inventory than there has been, and some buyers are unable or just hesitant to enter the market. But there also are still savvy buyers who are not letting headlines get in the way of moves that make sense for them!

This is the second condo within a three-block radius I have had at the privilege of helping my clients sell this season. Both went from listing to contract in 2-3 weeks, when the median DOM is more than 3x that!

While DC inventory has remained elevated but relatively steady over the past year, we are now seeing the highest levels of homes for sale in Virginia and Maryland suburbs since the COVID era. At the same time, however, median prices are almost exactly where they were last summer; so, despite longer days on market and more buyer leverage for many areas and sub-markets, values have held. If you are financially prepared and looking to buy, don’t sleep on potential opportunities that today’s market present. And, as noted last month, if you are looking to sell, don’t be discouraged by more competition — as long as you are dialed in on your 3Ps, you can beat the market (and, most importantly, enable what you want to buy or do next).

June vs. May numbers show stability — with median prices, days on market and inventory fairly level. In the DMV, we are conditioned to expect that speed and competition are givens but, with a more balanced market, the pace can feel a bit jarring. For buyers, it can mean more leverage, but also can delay making moves (urgency can be helpful). For sellers, understanding the pace of your micro market is key in expectation setting, ensuring you nail the 3Ps so that you beat the market (even if you can’t fully control it).
