April real estate trends are telling an interesting story across the DMV 👀

• 89% of buyers financed their purchase
• Cash deals dipped to 11%
• More buyers are waiving financing contingencies
• Appraisal contingencies were split 50/50
• Home inspections bounced back after dipping earlier this year

Feeling very grateful after hosting a Ladies Brunch at Matisse on Sunday🥂

It was wonderful to gather with clients, friends, neighbors, and so many wonderful women in my community for good food, great conversation, lots of laughter, and a little design inspiration too.

My newest off-market listing in Falls Church got quite the kitchen transformation — and it’s a great example of the guidance I give sellers on where to thoughtfully spend money for the biggest impact.

Fresh white cabinetry, new countertops, lighter flooring, and updated lighting completely changed the feel of the space — without changing the footprint or doing a full renovation.

Strategic updates = stronger presentation, stronger buyer response, and ultimately positioning a home for top dollar.

Thanks to for sharing real contract data and helpful clarity on what buyers are actually including in their offers across the entire DMV.

That said, it’s not universal. I’ve recently seen things play out a bit differently in Virginia—where I had to write an offer with no contingencies and a pre-inspection.

That’s often how this market feels right now: big-picture trends, paired with very specific, very local realities.
