What an exciting and full weekend. We celebrated my husband‘s birthday, and we had the opportunity to fellowship with his friends and our families, which really just meant the world. From boating, to cooking classes, and more food than a little. Between immaculate vibes, the weather holding back and surprises it was fantastic.

I’m clearly becoming a planner extraordinaire, lol. It was great to see how surprised he was. This is also why you take multivitamins daily, marathon weekends pop-up.

Toured the family. Rocked out with Capitol View library. Got a cast iron skillet. Went to a clients house warming. Captained a boat on the Potomac. Supported a back to school drive. Found an investment property. My sisters made a charcuterie board. In sum, a time was had, electrolytes are welcomed.

It could be just me.

I understand the restricted parking for the race. Although I think the idea of the race is silly, not the point.

I think, DC Department of transportation parking enforcement should opt not to issue tickets. This race is already a grave inconvenience, and those of us looking to just live and enjoy the city shouldn’t be penalized. Right now my challenge is finding a space. It doesn’t feel right.

Washington, D.C.’s real estate market is sending mixed signals—and timing matters.

The Federal Reserve held its benchmark rate steady, but future rate increases remain possible. At the same time, D.C. buyers are navigating affordability pressures, elevated home prices, longer decision cycles, and uncertainty around inflation, energy costs, employment, and the broader economy.

So, should you act now or wait?

Buying now may allow you to secure today’s home price, face less competition, begin building equity, and refinance later if mortgage rates decline. Waiting for lower rates could improve your monthly payment—but it may also bring more buyers into the market and push home prices higher.

Selling now may mean working with more selective, payment-conscious buyers. However, properly priced and well-positioned homes are still selling. Waiting for lower rates could increase buyer demand and improve your selling leverage—but additional inventory may also enter the market and create more competition.

There is no universal “perfect time.” The right move depends on your finances, property, goals, timeline, and the conditions in your specific D.C. neighborhood.

Prince George’s County just changed the homebuying conversation.

DHCD has launched two new homebuyer assistance programs, plus the County’s Pathway to Purchase program continues to provide support for eligible first-time buyers.

Here’s why this matters:

A buyer purchasing a $400,000 home with FHA-style financing may need around $14,000 for a 3.5% down payment and roughly $12,000 in estimated closing costs. That is about $26,000 before considering other prepaid items or lender-specific requirements.

Now imagine having access to up to $30,000 or even up to $50,000 in down payment and closing cost assistance.

That could be the difference between waiting another year and having a real path to homeownership now.
