After completing roof work to stop the ongoing leaking that we had been experiencing for some time, the Board has been working hard this year to improve the aesthetics of the common area roof deck. The final piece of the roof upgrade is to be the installation of a sail to shade a portion of the roof deck. The addition of this sail will provide shade to some, but not all, of the roof, making the newly renovated roof deck more widely usable in the hot summer months.
We have found that the sail is significantly more expensive than had originally been estimated prior to the roof work. One of the four tether points for the sail has to be attached to a metal mast. Unfortunately, a revised engineering calculation found that in order to handle the wind shear for the size of sail we need, a much larger steel mast is required. The size, weight, and attachment of the mast have driven up the costs.
As of right now, the cost for the mast and sail is just over $20,000, which is the threshold for an improvement that requires unit owner approval. The Association currently has funds in reserve to pay for this, so it would not result in a special assessment. However, the Board needs the permission of a majority of the owners in order to proceed.
We've uploaded two renderings of the finished sail to the documents section of Pilera to help you in your considerations. Per Section 7.8 of the bylaws, the Board is officially requesting the approval of owners to spend over $20,000 to install the mast and sail on the roof deck as originally planned.
