Everyone,
When you're done using the grill, please take the time to scrape the grates to clean them up for the next user. When the grates get too bad, the cleaning company attacks them, which is great, except they use water and that can soak the ignitors, which can cause the grill to be inoperable until they dry out. I'll speak to them about not using water, but if you scrape the grill while it's hot, it shouldn't be necessary for them to use water to clean off the grates. After completing roof work to stop the ongoing leaking that we had been experiencing for some time, the Board has been working hard this year to improve the aesthetics of the common area roof deck. The final piece of the roof upgrade is to be the installation of a sail to shade a portion of the roof deck. The addition of this sail will provide shade to some, but not all, of the roof, making the newly renovated roof deck more widely usable in the hot summer months.
We have found that the sail is significantly more expensive than had originally been estimated prior to the roof work. One of the four tether points for the sail has to be attached to a metal mast. Unfortunately, a revised engineering calculation found that in order to handle the wind shear for the size of sail we need, a much larger steel mast is required. The size, weight, and attachment of the mast have driven up the costs.
As of right now, the cost for the mast and sail is just over $20,000, which is the threshold for an improvement that requires unit owner approval. The Association currently has funds in reserve to pay for this, so it would not result in a special assessment. However, the Board needs the permission of a majority of the owners in order to proceed.
We've uploaded two renderings of the finished sail to the documents section of Pilera to help you in your considerations. Per Section 7.8 of the bylaws, the Board is officially requesting the approval of owners to spend over $20,000 to install the mast and sail on the roof deck as originally planned. Please vote here not later than September 6 so we can close out this issue.

Thank you to those of you who have reported the generator malfunction. I apologize for the inconvenience the noise has obviously caused. I have spoken to Fidelity Engineering and they will have someone out today to address this issue, but it may not be until after 5 PM. Your patience is much appreciated.

Everyone, We've just been advised that the elevator has gone out again. The AC unit for the elevator machine room is on order and is expected to be installed on Friday, but until that happens, the heat messes with the processors up there. I've placed the service call for a reset tonight. We apologize for the inconvenience and will give you a heads up when we have the all clear from the elevator company. Potomac has emailed and indicated that the elevator has been restored to service at this time. The door operator has been replaced and the technician has tested the elevator repeatedly.

Saxon Court is an extremely pet friendly building. However, as spring approaches, we again ask that pet owners and their pet walkers be considerate of our residents and guest's quality of life by ensuring that your pets do not urinate or defecate in the building entryway or on the sidewalk in front of the building. Such activities are a violation of the Saxon Court's House Rules and Regulations, and violations will be subject to a warning and/or fine. Further, District of Columbia law also states that dogs shall not be permitted to defecate or urinate on public sidewalks. Lastly, please ensure that any p**p in tree boxes and other permitted areas is picked up and disposed of properly.

All, Crystal Windows will be out on Friday, May 27 to clean the exterior of all windows. For those of you with terraces, please move items away from your terraces to allow unfettered access to your doors for cleaning. The window company will not remove your screens, so if you want to allow them access to all windows, you will need to remove them before service. Please be cognizant of the workers as you enter and exit.
