I just pulled data for Single Family Homes that have sold each year in Shepherd Park and Colonial Village over the past 5 years.

For me the first thing that jumps our is that for the past 4 years on average 50 houses have sold. There are roughly 1000 houses in SP and CV which means 5% of the homes have sold each year.

I am fascinated that it’s almost exactly the same each year. Before pulling the data I was expecting to see larger variations between the years. Even this year when the common theme is the lack of inventory we will end around 40 homes sold.

It will be interesting to see how 2023 shapes up.

What’s this? This is exactly what it looks like a big mud mess!! If we have ever talked in person about home improvements you know I am passionate about using the science and following best practices of construction. Even the best developers & contractors make mistakes and it wouldn’t be normal if they didn’t. Some mistakes never show up and are not huge issues. The goal is obviously to try and catch the mistakes in advance. We realized after using leveling compound on this floor that we might have mixed the product incorrectly. We of course are way behind schedule and wayyyy wayyy over budget, but there is no way I could sleep at night if we just moved forward and installed the wood floor. The floor probably would have been fine, but the thought of this having a issue years down the road was not a option for us! So last week we spent 2 days grinding the leveling product off down to bare concrete. We then reached out to a industry expert and had him guide the crew with the correct mixture and installation. The last two photos are what it should look like after properly leveling a concrete floor.

16 months ago we received a call from fellow Compass agent Crystal & the that they had a potential development opportunity in Capitol Hill. We dropped everything and ran over to 953 14th Street SE. On this lovely block we found a house that needed some love. We worked out the details of the sale and quickly started drafting our plans to rebuild this very small 2 level home into a 3 level 4 bed / 4.5 bath 2700 sq ft home. Now we are putting the final touches and can’t wait to show off all the hard work that the team put into building this home.
