Remember when I said the condo market is complicated?! It is but condos are still selling!

This listing was adorable with a turret bedroom, a balcony and huge sky lights but it was also a 3 story walk up. It took a certain buyer and I'm ecstatic my sellers found the right one! Congratulations!

Congratulations to my sellers! I’m thrilled I was able to help them move onto their new adventure abroad (also, I’m a *little* jealous!)

The condo market remains complicated. If the unit isn’t perfect in the eyes of the DC buyer, it’s lingering. It doesn’t mean the condo isn’t fab. It is, for the right buyer.

Sometimes the stars align and my clients are able to find their perfect place! My buyers had been looking for a couple of months, unofficially. Then I was introduced to them which was kismet. We found one place and lost in multiple offers. (Yes, that's still happening especially in Virginia!) Then this one popped up on Private Exclusive. I immediately reached out to my buyers and we scheduled a viewing. It was adorable in person, in a great location, and had a wonderful backyard with a pool. They had friends that were neighbors. We wrote an offer that afternoon and it was theirs, shortly thereafter. Congratulations!!

There are many opportunities in the condo market for buyers right now. We secured this for under market value and negotiated a substantial closing credit to replace the sun stained floors. This rarely happens in the DC market but is happening in the condo sector.

Back to regular programming!

True 3 bedroom condos in DC are called Unicorns because they’re rare. This one also has 2 full bathrooms + 2 parking spots + a storage space!

Living here is:

-Watching sunrises (if you’re an early bird) and lots of light. It’s a corner unit and faces east, south and west.
-Daily trips to Whole Foods (if that’s your thing) because it’s across the street.
-Easy commuting as it’s 3 blocks from the Metro (green/yellow)
-Coffee at Café Unido
-Concerts at the 9:30 Club
-Swatchos American Ice Company
-LatAmerican Ice Companys Pizza

We also:
-checked out the NC aquarium. i like the flowers the most.🤷🏻‍♀️
-hung w Lynnie Lynn Headley for the first time in years and it was the best! we often wonder how we survived our semester in Costa Rica together. The shenanigans!😹😹
-gussied up and watched JoAnne’s JoAnne Costanzo Grafinger surprise vow renewal. i had SO many questions about how her family was pulling it off and they did! what a joy!

-Another adorable beach town: Llafranc. I’m obsessed with this house. How fab is that tile?
-Next time, a boat ride is going to happen.
-Hollllla!
-There is a walking/hiking trail along the coast that connects all the villages.
-I loved there was bougainvillea everywhere!

🇪🇸pt 1 was excellente! The Bad Bunny crew was a+ and shout out to Ale for taking photos!
-Wine library (we drank a lot of good stuff)
-Dinner 1 of many delicious meals.
-BB selfie
-The crowd was electric! 2.5 hours of pure fun
-It was 92. I was sweaty and Roshan was glowing!
-These two had a ball!
-BB crew
-Go if you can! This will definitely be one of the highlights of 2026.
