A VA buyer I represented secured a 5.25% interest rate with NO money out of pocket on a new construction home.

That rate was not advertised.
It was negotiated—because the buyer had their own agent.

Here is what many buyers do not realize: 👇

🏗️ The on-site sales representative at a new construction community works for the BUILDER, not the buyer.
Their responsibility is to protect the seller's pricing, terms, and profit.

💡 Why having your own agent matters:
• Better ability to negotiate rates and incentives
• Stronger pricing and contract terms
• Guidance on what builders will actually approve
• An independent home inspection (yes, even on new construction)

Walking into a builder alone can cost buyers thousands of dollars over time.
