been a busy week. I got this one sold in about 42 hours. We didn't have the time I'd like to have had to get the home all dressed up BUT my clients trusted me. I took the rist of NOT taking any interior photos of the house. We didn't have time to get it painted & staged so I encouraged them to just leave the home the way it is. My thought was that if we don't have any photos people will walk in & immediately be surprised at the condition of the home. And it worked, we got over 25 tours in the 2 days it was on the market & multiple offers. This is a perfect example of understanding the potential buyers for a particular product. This strategy wouldn't work for everyone, you gotta know your product & your buyer.

So last year I had a client who wanted to sell her condo. When we put it on the market I told her that the fall is usually slow & things sell for less. Our plan was that if the unit didn't sell in the fall that we put it back on the market in the Spring. I was 99.9999% sure that in the Spring she'd get more money for the unit than if we made more price reductions & sold it in the Fall. Well, after about 8hrs on the market, it got it sold & for about $35K more than what we had it listed for last Fall. In the end she nets about $28K more money.
I want to thank my client for not only trusting me but also for sticking with me. I'm sure dozens of agents called her when we took it off the market & promised her all kinds of lies. She's extremely happy to get this done & to get it done for more than we both thought it would have sold for.
