HAPPY NEW YEAR! So grateful for a successful 2021, especially from a business standpoint. I closed what was then my 3rd highest residential real estate deal ever, then subsequently closed my biggest deal ever! That helped propel me to my best full year I’ve had selling real estate in 15 years of business! All in the midst of a pandemic no less! Who knew! In addition, I partnered with the biggest commercial agent in my company to put another $4M in commercial real estate under contract. Many thanks to all of you in my circle that have helped to make this incredible year happen. And as I like to say, “ I eat what I kill”, so on to the next one in 2022!

I am often told by clients "I want a townhouse, not a condominium". Did you know that townhouses can also be condominiums?

Townhouses can come in 3 different formats. They can be completely fee simple, meaning that there is no condominium regime and no homeowners association. You own your unit and that’s it. You have no responsibilities or ownership in anything else.

Townhouses can be fee simple with a homeowners association (HOA). This can be good because there’s an entity responsible for the common area maintenance of the development. Some times when there is no HOA, the subdivision can start looking poorly because there’s no one to cut the common area grass, make sure trash isn’t laying around, paint the common gazebo, etc.

Thirdly, a townhouse can be a condominium. Condominiums generally do come with higher fees. Theoretically they also do more. Besides common area maintenance and landscaping, sometimes they will also maintain and replace roofs, parking garages and lots, etc.

Technically there’s a 4th option. It’s not uncommon in Northern Virginia for there to be both a condominium regime and a homeowners association. So there you have 2 sets of rules to abide by and two additional payments to make.

So sometimes when my clients make that statement, they mean simply that they want a multi-level property, not an apartment-like flat. And sometimes they mean that they don't want a townhouse that has a condo fee.
