Here’s how it works:

• Year 1: interest rate is temporarily reduced by 2%
• Year 2: reduced by 1%
• Year 3 onward: returns to the note rate

In many cases, the seller contributes toward the cost of the buy down at closing, helping buyers ease into homeownership with significantly lower initial payments.
