Home buyer demand just fell below last year’s pace for the first time since January’s snow-crete. Mortgage rates are up 50 bps since March, and it’s hitting immediately — 85,000 pending sales this week, down 2.6% YOY. Price reductions are at 34.5% of listings and climbing.

Meanwhile, inventory is up only 4% versus 36% at this point last year. New listings are running below 2025. If you’re waiting for lower rates and more selection, the data says pick one.

Jobs are fine — unemployment fell to 4.3%. But hiring hit new lows, which means fewer relocations and fewer purchases.

Prices are ~2% below last year with no upward pressure in sight.
Peak season starts now, and we have less momentum than we did three months ago.

That said — the national data doesn’t tell our story at Advisory Partners.

We are grateful to be still putting listings under contract and working with buyers who are moving strategically, not sitting on the sidelines.

Highlights from the member’s preview of the Whitney’s Biennial. A long-standing tradition between James and me.

This year’s show features 56 artists and collectives focusing on “relationality,” including themes of technology, kinship, and environmentalism. Curated by Marcela Guerrero and Drew Sawyer.

In hindsight, a pretty solid show. It was a lot to experience in the moment, but after processing, it was exhibited quite well. Weaving pieces of various mediums, in and out, and throughout the space beautifully.

The early 2026 affordability boost? Gone.

Mortgage rates are back in the upper 6s. Pending sales are softening. Inventory momentum has stalled. And price reductions just hit 34.1% of listings — one of the highest markers I watch.

The housing market is feeling the pressure of the illegal war in Iran, rising inflation fears, and you’re starting to see it in the data.

Here’s what matters most right now: conditions are still slightly better than a year ago — but that edge is shrinking. You need to know this before you make your next move. The data doesn’t lie. And neither do I.

Greater Washington is growing.

New Census data confirms our metro area now exceeds 6.4 million residents — surpassing pre-pandemic levels and continuing a steady upward trajectory. To be crystal clear, this growth is NOT attributable to the current administration; it reflects years of sustained momentum driven by the region's own fundamentals, indepedent of politics.

The growth rate moderated to 0.8% in 2025 from 1.4% the prior year, largely reflecting a nationwide decline in international migration. But the fundamentals remain clear: people are choosing this region. They have been for years.

For those of us advising clients in the $2.5M+ market, the signal is the same one it has been — demand in Greater Washington is structural, not political. It's driven by the concentration of education, institutional capital, and quality of life that no election cycle creates or erases.

The long view matters most.
