Mid-2026 Market Update: Metro DC Momentum & Summer Fun Inside

We are officially halfway through 2026, and the DC Metro Region housing market is showing signs of momentum heading into the Fall. Buyers are becoming more active, inventory is moving at a healthy pace in most neighborhoods, and the DC region remains one of the strongest real estate markets in the country.

Whether you are looking to make a move this Fall or simply looking to make the most of the season, we have you covered. Below, you will find our mid-year market breakdown tracking the latest sales trends alongside a curated list of the best summer activities happening across DC, Maryland, and Virginia this month.

This past week, we saw a wave of activity across our Active listings and for our Buyer clients eager to check out the latest inventory. Single family homes in top school districts continue to drive our market forward and we had a packed Open House at our new listing in Potomac, MD which we put under contract in its first week after several months working with the Seller on high ROI pre-market prep items.

Several of our Buyer clients have been able to negotiate favorable prices and terms on homes with 30+ days on market. We find late August to be a great time to find Sellers who are lingering from the Spring and now more open to offers in line with the current market. Using this approach we were able to secure a great home in Chevy Chase, DC for nearly $100,000 below asking price.

Ultimately, the DC Metro Region remains one of the country's most resilient real estate markets and understanding local trends ground us in reality that, fundamentally, families buy and sell homes because they really want to move or have held out long enough and need to buy.

Under Contract in Chevy Chase, DC! Outgrowing their current townhome on Capitol Hill, we searched for unique homes with character along Rock Creek Park in Crestwood, Colonial Village and Shepherd Park before finding the right fit just west of the park in Chevy Chase, DC. The transition from the Hill to upper NW is a common search we help clients with and the same move my parents made after moving to DC to work on the hill in the 1970’s.

Under Contract in 5 Days after executing our pre-market prep plan!

A year ago, our clients connected as they were hoping to move closer to family in New England. They had lived in their beautiful home in Colonial Village, NW DC for decades and we spent the past year with them to break down the pre-marketing process into manageable steps so when the right home came available near family in NE we were in a position to mobilize quickly to launch our marketing publicly.

Once they Ratified on their new home, we launched our marketing and after 5 days we found the right buyer to champion Plymouth St into its next chapter. Under Contract in Silver Spring with multiple offers! We helped clients put their home under contract after another brokerage was unable to by following our "6 Aspects of a Successful Sale" framework for analyzing a property's target market, buyer demand and the probability of selling across various price points.

After some light pre-market prep and a new marketing strategy to reach into the DMV's best buyer and Realtor networks, we were able to generate multiple offers above asking price with a rent back to allow our clients to purchase in California.

With more homes withdrawing and expiring from the market daily, our "know before you go" approach helps frame the likely outcomes for a sale and save the headache of listing if the market won't support a Seller's expectations.
