Stats are in for November + I’m blaming everything on the turkey 🦃! 😂

Home sales activity typically slows during the winter holidays and that seasonal slowdown is in full effect. In November, the number of new pending sales was down by more than 40% compared to last year. New purchase contracts have slowed because of a pullback in buyer demand due to higher interest rates, but also because of limited inventory. Overall, prices are still increasing in the DC Metro area (DC, MD, + VA per Bright MLS) at 1.4%. This is the perfect time for buyers to take advantage of the slower moving market - limited inventory, yes, but also less competition, more negotiating power, + several first-time homebuyer programs 🤑.

📈 Prices are still rising across most of the Washington metro area, but slower market activity has led to a decline in price growth. In September, the region-wide median price was up 3.3% compared to a year ago. However, higher mortgage rates will continue to cool buyer demand during the Fall. While inventory will remain relatively low, buyers who remain in the market will find more choices ✨ + will be able to have a little more negotiating power - home inspection, yes, please!

With all that said, we still have low inventory (seller’s market ~ only 2.6 months of supply for DC, + 1.1-1.4 months of supply for MoCo + PGCo) but may be moving into a more balanced market soon.
