Best part of the day? Trying an Ooni pizza oven for the first time 🍕🤯

I thought it was overhyped… I was wrong. The pizza was incredible, and now I’m seriously considering adding one to my backyard setup.

Today’s mortgage rate (5/30/26): 6.56% on a 30-year fixed 👀

Rates are still hovering in the mid-6% range, but buyers across the DC metro area are continuing to move forward instead of waiting for the "perfect" rate.

What I'm seeing locally: buyers are finding more opportunities to negotiate, while sellers are learning that pricing and presentation matter more than ever.

The market is still moving — just with a lot more strategy than we saw a few years ago.
