One of Sen. Raphael Warnock's highest-profile housing proposals has officially become federal law, marking a significant policy change aimed at slowing corporate ownership of single-family homes in Georgia and across the country.

Warnock announced Saturday that his provision prohibiting large private equity firms from purchasing additional single-family homes took effect after the broader bipartisan housing package became law without President Donald Trump's signature.

Under the Constitution, legislation passed by Congress can become law if the president neither signs nor vetoes it within the required 10-day window while Congress remains in session.

Residential Real Estate Market Trends fothe Washington DC Metro area

Market Status: The spring housing market is gaining momentum after a slow start, with increased competition for desirable, well-priced listings.

Metro & Suburbs: Northern Virginia, particularly Fairfax, Arlington, and Loudoun, continues to experience a fast-moving market with low days-on-market.

Washington DC Pricing: In contrast to the suburbs, Washington, D.C. proper has seen a slight decline in median home prices (590K − $599K range as of February 2026), making it a potential buyer's market in some segments.

Inventory & Rates: While inventory is showing slight improvements, it remains tight overall. Long-term mortgage rates have fluctuated, rising toward 6.5%
in April 2026 due to economic uncertainty.

First-time buyers increased to 34%, with modest affordability improvements. Homes sold above list price dropped to 14%. Average offers were 2.3 per home. All-cash sales rose to 31%. Contingency waivers also increased.
