📙HIGHER INTEREST RATES ARE SLOWING BUT NOT STOPPING THE REAL ESTATE MARKET: Economists are not in agreement about whether we are in a recession or not. When rates jumped from 3% to above 6% in the second half of 2022, some buyers hit the “opt out” button. The frantic pace of real estate sales with multiple offers and crazy escalations slowed. Many sellers were shocked by this change. It took a few months for buyers and sellers to adjust, but the reality is, there is still a shortage of inventory in many neighborhoods and sales continue.

📙INVEST IN REAL ESTATE AS A HEDGE AGAINST INFLATION: Over time, real estate investing brings steady returns, and as investors look to diversify their portfolios, real estate will rise to the spotlight as a way to hedge against inflation. In ten years or less, home prices that seem astronomical today will seem like a bargain. Remember the crash of 2007 and 2008? If you bought after that crash, and still own, you are sitting on significant equity. You may very well have refinanced several times. That is part of a smart strategy. Interest rates may continue to rise slowly for a year or more. When they go down, buyers who waited will come back into the market, increasing demand, and prices will go up. If you buy today you can refinance when the rates come down. Take advantage of this market. Rental income is the best 401K.

📙THE GOOD NEWS: Everything in the economy is cyclical and real estate is no exception. If you are a buyer, right now you might have time to think about an offer rather than jumping into a competition.
