“As is” is one of those real estate phrases that can sound simple, but the details beneath it matter.

In a Maryland case involving the sale of a renovated home, the property was conveyed “as is,” and the buyer later reported basement water intrusion, electrical issues, and a roof leak. The case became about more than the wording of the sale. It became about whether latent defects existed before closing and whether they had been properly disclosed. A jury later found that latent defects had not been disclosed.

This is why renovated homes still deserve thoughtful questions.

What work was done?
Were permits pulled?
Were inspections completed?
Were there prior leaks or repairs?
Is there documentation behind the work?

A home can be beautifully updated and still require deeper diligence. The goal is not to create fear. It is to create clarity.

Exactly one year ago, I got a call I’ll never forget.

It was pouring in Washington, DC, one of those relentless spring storms that just doesn’t let up. Around midnight, my overseas client called me in a panic. Next thing you know, I’ve called for a 1AM emergency plumbing service, and drove over to manage the backup disaster.

Her rowhouse backyard had started to flood… and within that same hour, flooded the first floor of her house. Water was coming up where it absolutely shouldn’t.

What we later found out?
Years of buildup in the main line, things like wipes and thick toilet paper that had been flushed over time, finally caught up during one heavy rain. The system couldn’t handle it anymore.

And just like that, a normal rainy night turned into a stressful, expensive situation.

That experience has stuck with me, because the truth is:
these things don’t usually come out of nowhere… they build quietly over time.

Spring in the DMV is beautiful but it also has a way of revealing the small things we’ve been putting off.

So before the next storm rolls in, here’s a simple checklist I want to share with you:

☔ Make sure the ground slopes away from your foundation
☔ Check weather stripping and caulking around windows + doors
☔ Clear debris from yard drains and storm drains
☔ Trim anything hanging over your roof
☔ Install water sensors in lower levels (basement/crawlspace)
