Taking a 5-year view offers a powerful perspective on change and growth. Let’s take a moment to reflect on where we were five years ago versus where we stand today:

1️⃣ Five years ago, COVID was just a whisper. It turned our world upside down, and while we’ve recovered, its impact endures.

2️⃣ The DOW is up 55%, the S&P 500 has nearly doubled, and U.S. GDP has grown 35%—a testament to resilience and innovation.

3️⃣ EVs, led by Tesla, are now everywhere. Notre Dame is restored to its former glory, and AI has gone from niche to mainstream.

And closer to home: In the past 5 years, Compass has facilitated nearly 1 million transactions, selling close to $1 trillion in real estate. Compared to 2019, our transaction volume and value have nearly doubled.

Reflecting on this 5-year journey reminds us of how much can change, grow, and evolve. It’s a powerful perspective — one that allows us to see not just where we are today but also how far we’ve come.

Last year, around 18.7 million adults in the U.S. (7.7% of the population) packed up and started fresh, driven by a variety of life changes and goals. According to US Census estimates, here’s why people made the leap:

Many were looking for a newer, better, or larger home (14.3%), while others were embracing a new job opportunity (14.1%) or starting a new household (11.5%). Changes in marital or relationship status (11.3%) and the pursuit of cheaper housing (10.8%) also led to big life transitions. Every move has a story, and it’s fascinating to see these trends reflect so many of the conversations I have with clients.

This growing segment is leading the way in high-value asset ownership, being 1.5 times more likely to invest in luxury real estate and 1.3 times more likely to hold significant art collections compared to their male counterparts.

Where is the housing market heading in 2025? On December 18th, the Fed announced its third rate cut since summer, but with only two more cuts expected in 2025. In housing, November 2024 sales fell 9.5% from October but were up 5% year-over-year. Median home prices for single-family homes and condos/co-ops rose 4.8% and 2.8%, respectively.

While typical winter slowdowns are evident, 53% of sales still went under contract in less than a month, and 25% of buyers paid all cash. Looking ahead, early 2025 may follow the trend of recent years, with demand rebounding into spring. However, political and economic factors will play a key role in shaping what’s next.

1️⃣ Your mortgage payment remains steady for 30 years, even as costs rise, acting as your personal rent control.
