Walking through the International Rose Test Garden in Portland was one of those moments for me. Surrounded by thousands of roses in every color, lush greenery, and beautiful views, it felt like stepping into a little world of its own. 🌹🌸

📊 AUGUST IS GIVING THE MARKET THE COLD SHOULDER

WASHINGTON, D.C. | MARYLAND | VIRGINIA

August continues to be a challenging month for the Metro DC housing market.

For the latest week, new contract activity across all six major jurisdictions declined 12.1% compared with the same period last year. It was the first broad-based slowdown of the summer, with every jurisdiction reporting fewer contracts.

📉 Total contracts: 964 → 847 (-12.1%)
⏱️ Days on market: 44.5 → 44.8 days (+0.7%)
📈 Year-to-date contracts: 36,109 → 36,301 (+0.5%)

The interesting part? While there are fewer buyers actively writing contracts, the buyers who are in the market are still moving at nearly the same pace. Days on market increased by less than one day.

Higher mortgage rates, summer travel, and the typical August slowdown may all be contributing to the softer activity.

🏡 For Sellers: Pricing, preparation, and presentation are more important than ever when buyer activity is lighter.

🔑 For Buyers: A slower market may create more room to negotiate and less competition.

The takeaway: August looks more like a speed bump than a brick wall. The market is still slightly ahead of last year's pace, and the weeks ahead will tell us whether buyers return after summer or continue waiting for mortgage rates to improve.

📊 The Market Took a Vacation
WASHINGTON, D.C. | MARYLAND | VIRGINIA

If last week hinted at a summer slowdown, this week confirmed it. New contract activity across the Metro DC region fell 14.7% compared with the same week last year, with five of the six jurisdictions reporting declines.

But there's more to the story than the headline.

🏡 Prince William County was the bright spot, with contracts up 7.9% for the week and year-to-date activity now 8.9% ahead of last year.

⏱️ Homes that did go under contract were still moving. The regional weighted average days on market actually improved from 43.5 to 41.8 days, showing that serious buyers are still making decisions.

📈 Despite the slower week, four of the six jurisdictions remain ahead of last year's year-to-date pace, including Northern Virginia, Prince William, Montgomery County, and Prince George's County.

August is traditionally one of the quieter months for real estate, and with mortgage rates still elevated, some buyers may simply be taking a pause.

The takeaway: The market has slowed, but it hasn't stalled. Buyers are being more selective and more sensitive to affordability, while well-positioned homes continue to attract serious buyers.

Why I Love Exploring New Places | Part 2 of my Napa Valley adventure

📍 Castello di Amorosa | Calistoga, California

I’ve always loved to travel, but I think being in real estate has made me appreciate beautiful places in a different way.

When I walk through a property, I notice the details. The architecture, the craftsmanship, the way a space feels, and how the surroundings become part of the experience.

So walking through Castello di Amorosa was right up my alley.

I found myself looking at the stonework, the old-world design, the courtyards, the incredible views, and thinking about the vision it took to create a place like this.

But beyond the real estate side of me, I was simply enjoying the moment.
Good wine. Beautiful scenery. Incredible architecture. And a great place to explore.

That’s one of my favorite things about travelling. You get to step into places you’ve never seen before and come home with a new appreciation for what makes a place special.
