Can’t stress how important this is. As a new landlord in the DC market, we recently had a bad experience of accepting the first tenant that applied. Well, that turned out to be a nightmare. The tenant mobilized into 1 of our units paying the first month of rent and didn’t pay a dime after that. It took about 15 months to evict the problem tenant under the DC laws that are pro-tenant friendly. The silver lining is that our team gained invaluable experience about the importance of acquiring a good tenant.
