I don’t think anybody was sitting around the dinner table talking about cap rate and ROI.

Nah. They talked about the neighborhood (sometimes the neighbors 😳), the yard; whether the schools were good. Basically they talked about if they could find a place that was truly theirs. A house they could make a home.

That’s pretty much how modern American homeownership began. And for quite some time that was enough.

But somewhere between the GI Bill, inflation and new tax laws, a basic desire for housing was turned into a financial instrument. From an ‘place to rest your head’ into ‘tax-advantaged investment vehicle’

And now, here we are. Many buyers leading with the investor mindset are finding themselves paralyzed when it comes tome to make a decision. They’re waiting for the perfect rate, the perfect price, the best deal.

History has taught us that the ones who built wealth in real estate weren’t necessarily the ones obsessing over rates and returns; they were the ones who planted roots, raised their families and lived their lives.

The wealth building was not the point; it was a by product of simply living their lives.

This is something I feel like we don’t talk about enough.

There’s a lot of misconception out there when it comes to this topic. Many people feel that price is the same as value, some think the tax assessed value is the value.

When it comes to pricing and value there are many factors that go into determining both. It’s actually not arbitrary.

If you’re thinking of selling shoot me a DM and we can talk about how to strategically price your home so you don’t walk away feeling hoodwinked.

The goal is to set expectations early. This can be a head conversation but it is absolutely necessary to prevent even harder conversations down the road

People ask me this all the time: is now a good time to buy or sell?

Believe it or not, there’s only one correct answer. And it’s the same whether you’re buying or selling.

Sometimes we get ideas stuck in our head that turn out to be misleading. I’ve worked with many clients and the concept of « As Is » has been one that both buyers and sellers tend to misunderstand, often to their own detriment .

In real estate, nothing is written in stone. As either a buyer or a seller if you have these red lines that you’ve established, selling or buying your home can become a really arduous process.

When it comes to the idea of « as is » I tend to frame it in terms of intent. It’s not that the seller won’t make repairs but rather the seller did not ‘intend’ to make repairs. If the deal is good enough…why not.

Same for buyers. Don’t strike a property off your list because it’s being sold as is. An inspection can be your best friend in an as is sale.

Congratulations to my seller client!

This one was a testimony to the importance of building good relationships with your clients and that is always my goal. Even if this had not worked out I am confident that my client and I developed a solid relationship.

It also highlighted how important it is to not be afraid to have hard conversations and that those challenging conversations become less difficult when you don’t defer them.

Many sellers simply do not want to hear what they think is negative information at the outset but this is an opportunity to understand their goals and what is really important to them and to figure out how to get there.

Just closed in Lanham, MD.

This buyer found me through one of my homebuyer webinars where I educate potential buyers about homeownership.

He showed up and afterwards booked a consultation call with with me. Turns out we have a couple things in common. We both have a connection and we are both 🧡💙 graduates. Felt good to help a fellow bear find a cave of his own.

🏠 The transaction was not smooth sailing but we got it done. It was a testimony to the importance of determination and knowing what you want when you’re ready to buy.

Ok so I’ll admit that I didn’t know this was a debate. I was caught up in that other great debate (is it or ) but I saw it on the local news recently so it must be a thing right?

Thing is there still was no consensus. Shocking right? 🤯

So what really counts as the because if you asked 10 people you’ll get 10 different answers.

So tell me what you think. Drop your answer in the comments. Don’t be anxious because other than the wrong answer there is no wrong answer 😂
