🏡 JUST BECAUSE YOU PUT A BED IN IT DOESN'T MAKE IT A BEDROOM! 😩😂
Can we talk about these basement bedrooms for a minute?
You tour a home advertised as having five bedrooms, but when you get downstairs, one of those bedrooms raises a few questions. 👀
No obvious emergency escape opening. Limited ventilation. Maybe the ceiling height isn't quite what you'd expect.
And suddenly, we're having a different conversation!
Here's the thing: A finished basement and a legally recognized bedroom aren't necessarily the same thing.
Depending on local building codes and the property's circumstances, requirements involving emergency escape openings, ceiling height, light, ventilation, and permitted use may come into play.
And in the DC, Maryland, and Virginia real estate markets, the applicable rules can differ.
A beautifully finished space can still be valuable without automatically qualifying as a legal bedroom.
Because when it comes to real estate, how a space looks and how it's legally classified aren't always the same thing.
💬 HOMEOWNERS AND AGENTS:
Would you use a beautifully finished basement room as a bedroom if it didn't meet the applicable legal requirements, or is that an automatic no for you?
Let's hear it! 👇🏽
