Montgomery County’s May numbers show a market that’s still strong β€” but noticeably different from a year
ago.

Median sold price: $693,500. Up 6.53% from last May. Nearly 1,000 units sold in a single month.
But homes are averaging 23 days on market β€” up 21%. Active inventory is up 14%.

MoCo is still a seller’s market. But buyers are getting breathing room they didn’t have in 2024 or early
2025. Waived inspections and same-day offers aren’t the standard anymore. You have time to be
thoughtful.

For move-up buyers and first-time buyers who kept getting outbid last year β€” this window is worth paying
attention to.

Median hit $740,000 in May. Up 4.2% YoY. Units sold jumped 14%. Inventory dropped 7%.

Homes moving in 41 days.

Capitol Hill, Shaw, H Street β€” 245 condos and townhomes closed in May.

The federal government has been quietly dismantling fair housing protections for 18 months.

Eight specific changes. All affecting the same communities. All moving in the same direction.

Minority lending goals at Fannie Mae and Freddie Mac β€” gone. The federal appraisal bias task force β€” disbanded. The CFPB β€” hollowed out. Disparate impact liability at both HUD and the CFPB β€” eliminated. FHA loan eligibility for immigrant buyers β€” restricted. LGBTQ+ protections stripped from nearly 50 HUD regulations. Enforcement on the gender mortgage gap β€” weakening. The HMDA data that proves discrimination exists β€” being reduced.
