DC’s median sold price came in at $660,000 in September, down almost 3% from last year. Fewer homes sold too — 398, down 6.79%.

But days on market actually improved slightly, down to 46. Inventory’s essentially flat, up just over 1%. A quieter market, not a weaker one.

Arlington's median jumped over 14% year over year in July, still the biggest move of any market I cover.

But days on market actually rose this time, a real change from where the trend was heading. Buyers finally have a few
more days and a few more homes to choose from.

Alexandria's inventory jumped over 25% in July, the biggest increase of any market I'm covering this month.
You'd think that means lower prices. Instead, median price climbed almost 5%, and sellers are getting 98.7 cents on
every dollar asked. More to look at, same competitive market.

DC's own definition of "affordable housing" is built around someone making $70,000 a year.

The income you actually need to buy the cheapest thing on the market here — a condo — is $124,000.

Nobody puts those two numbers next to each other. So people just assume they're the problem, not the math.

There's real help out there — DC's HPAP program and NACA's zero-down option both matter here, but the fine print changes what they actually get you. I broke down the real numbers, not the marketing version.

Montgomery County buyers just got real leverage.

Days on market jumped over a third to 30 days, and inventory's up almost 19%. Median price is basically flat year over year — actually down slightly. 944 homes sold, essentially unchanged.

Condos and co-ops jumped almost 8% in average price in July while detached homes fell 13%. Median price held
basically flat, and days on market sat at 45, the longest in the DMV. Where you're shopping determines the story you're
