Another major addition is coming to Columbia Heights.

has signed a lease for its second Washington, DC location, bringing an expansive new climbing, fitness, yoga, and community-driven concept to the neighborhood with direct Metro access and dedicated parking.

The new location will build on the momentum of Bouldering Project’s Eckington gym while further cementing Columbia Heights as a destination for experiential retail and wellness-driven uses that create real daily traffic and community engagement.

Dochter & Alexander represented ownership, Pratt, in the transaction.

More to come as Bouldering Project prepares to expand its footprint in DC — including upcoming investments and enhancements at its Eckington location later this year.

Navy Yard just got a little more Louisiana…!

From crawfish boils and frozen daiquiris to a wine terrace inspired by New Orleans’ legendary Bacchanal, brings a bold new energy to DC’s waterfront dining scene. The sprawling indoor/outdoor concept is a true “love letter to Louisiana,” blending Cajun and Creole flavors with French brasserie influence, live music, and all-day atmosphere.

Located at 79 Potomac Ave SE in the former All-Purpose space, Catahoula adds another exciting experiential dining destination to the continued evolution of Navy Yard.

Austin-born sushi powerhouse has officially arrived in DC — bringing its globally inspired Japanese cuisine, iconic omakase experience, and unmistakable energy to downtown at 17xM.

From the legendary hama chili to a design-forward space inspired by DC’s modernist architecture, Uchi is already redefining the city’s dining scene.

Dochter & Alexander is proud to have represented ownership at 17xM in bringing this project to life — a transaction that was recognized by CREBA as Retail Transaction of the Year.

More than a restaurant opening, this is another signal of the continued evolution of downtown DC into a destination for world-class experiential retail and hospitality.

We’ve tracked 43 new retail and restaurant openings, 53 recent vacancies, and new leases across Washington, DC’s retail high streets, revealing the nuanced state of the local market. DC’s overall retail vacancy rate ticked up modestly through Q1 2026, with notable closures including:

Saks Off Fifth in the East End
H&M in the CBD
Amazon Fresh in Chevy Chase

Yet several corridors tell a different story. Vacancy contraction was evident across:
14th Street Corridor
Old Town Alexandria
Tysons
Rockville Pike
Georgetown’s Wisconsin Avenue

In other bright spots, Barnes & Noble makes its much-anticipated return to the East End, and 100 restaurants across the region have signed leases and are preparing to open.

The market is shifting and the opportunities are real.

Rivian lands in the heart of DC ⚡️

Dochter & Alexander is proud to announce that Rivian has signed a 5,831 SF lease at the historic Old Greyhound Terminal (1100 New York Ave NW), where it will open one of its flagship U.S. “Spaces.”

Part of a broader urban retail push, Rivian continues to lean into high-visibility, walkable locations—bringing its experiential “Spaces” concept to one of DC’s most dynamic corridors near CityCenterDC.

This isn’t a showroom. It’s a brand playground—designed to immerse, not just display.
