Most families shopping for a multigenerational home ask the wrong questions first.

They start with square footage, bedroom count, and school districts.

Those matter. But they're not what determines whether a multigenerational arrangement actually works.

After working with many multigenerational families, here's what I've learned: the families who get this right ask five specific questions before they ever fall in love with a floor plan.

1. Who actually lives here — and how independently?
2. Does the floor plan truly support separate living, or does it just look like it does?
3. What does the legal and zoning picture actually allow?
4. How will shared expenses and decisions work — in writing?
5. Is this home built for where your family is now, or where it will be in ten years?

Each of these opens up a conversation most buyers aren't having. The third one — zoning and legal structure — is the one that creates the most problems when it's skipped.

Every single morning I get distracted by my landscaping. I have to assess what needs to be done to make it more beautiful. today I'll be correcting my edging so I have to go to Lowe’s . But let me go get some work done first!

Should investors be held accountable to maintain the property or develop it within a specific time frame? Should they be permitted to simply buy and hold and continue to bring down a community?

This is another nuisance property that has been in this condition for years. The owner purchased it about 4 years ago and hasn't done anything with it since. It continues to receive fines but nothing comes of them. Neighbors continually reported to DC311 and to the council.
