Should you wait for mortgage rates to drop before buying?

Rates dipped below 6% in late February and we saw an increase in buyer activity almost immediately. Over the past few weeks, rates have moved back into the mid-6% range, influenced in part by global uncertainty.

Even small changes in rates can influence competition, negotiating flexibility, and the pace of the market.

Trying to perfectly time small movements in interest rates can be difficult.

The right home at the right time often matters more than the perfect rate.

In reality, overpricing often reduces urgency. Buyers compare quickly, and when a home feels stretched, they pause.

Homes that are priced in line with market value tend to generate stronger early activity — sometimes even multiple offers. That early momentum can create better leverage than starting high and adjusting later.
