The most walkable neighborhoods in Northern Virginia.

Letโ€™s start with Clarendon, arguably the most walkable neighborhood in Northern Virginia. You have rooftop bars, dozens of restaurants, coffee shops, yoga studios, a farmers market. So you can live eat and go out without needing a car. Ballston and several other Arlington neighborhoods are also extremely walkable.

Next up we have old town Alexandria. This is Northern Virginia's most charming historic walkable neighborhood. Think cobblestone streets, waterfront dining, independent boutiques, and coffee shops steps from the Potomac. Always winning awards for best small city in America. And Old townโ€™s neighbor Del Ray is also very walkable.

After that we have Reston Town Center. This has a modern vibe and upscale restaurants, live music venue, a skating rink, offices, residential, all within a few blocks. Basically a little city inside the suburbs.

Then we have the Mosaic District in Merrifield. This is a newer and very walkable mixed use area with local restaurants, a movie theatre, boutique shops, a park, farmers market, and more.

And we canโ€™t forget about Falls Church City. You have a small town vibe with numerous restaurants, indie coffee shops, a farmers market, neighborhood bars, the State Theatre and of close you are right next to Arlington and DC.

So let me know which one you prefer and follow my page for more northern virginia real estate. Exp Realty www.exprealty.com

๐Ÿ“ 3,245 square feet
๐Ÿข Two levels

Another at the Wharf sold for $13 million.

So hereโ€™s the question:

Would you spend $11 million on a condo in DC?

Or would you buy a private home with land?

Tell me your pick. Exp Realty www.exprealty.com

This is the Northern Virginia suburb no oneโ€™s talking aboutโ€ฆ but they will be soon.

Annandale sits inside the Beltway and offers so much more than people expect. Home prices are significantly more affordable than Arlington, McLean, or Falls Church, and you get larger, wooded lots with beautiful parks and trails nearby.

The food scene is a huge bonus. Annandale is known for some of the best Korean BBQ in the DC area, plus dozens of international restaurants and grocery stores.

The neighborhoods arenโ€™t cookie-cutter either. Youโ€™ll find a mix of home styles, including mid-century modern communities full of character.

Itโ€™s part of Fairfax County Public Schools and home to Thomas Jefferson High School for Science and Technology, one of the top-ranked magnet schools in the country.

Most of all, Annandale has a strong sense of community. People put down roots here. With local events and festivals throughout the year, itโ€™s easy to see why.

If youโ€™re thinking about buying or selling in Annandale or anywhere in Northern Virginia, send me a message.

Delray was Virginiaโ€™s Vegas

Hard to picture quiet streets packed with gamblers.

But in the 1890s, Delray Alexandria drew thousands on race days.

A horse track ran through the neighborhood.

People arrived by train.

They placed bets.

They drank.

They went home with stories.

Hereโ€™s what most locals donโ€™t know:

๐Ÿ‡ St. Asaph was one of the top racetracks in the region
๐Ÿš‚ Crowds traveled from across Northern Virginia
๐Ÿ’ฐ A pool room let bettors wager on out-of-state races
๐Ÿ“ก Telegraph wires carried race results in real time
๐Ÿบ The area drew gamblers, drinkers, and criminals

Gambling took over the area.

Money flowed fast.

Then the state stepped in.

Horse racing was outlawed in Virginia.

The track tried to survive.

They kept the telegraph system and took bets on races outside the state.

The Commonwealth attorney launched a crackdown.

Warrants were issued.

Bars, bordellos, and casinos were raided.

In 1905, the racetrack and pool room shut down for good.

Next time you walk through Delray, ask yourself:

What stood here 120 years ago?

History hides in plain sight.

And your neighborhood holds stories most people never hear.

Skip DC traffic. Take the river.

Most people sit in traffic to reach National Harbor, the Wharf, Georgetown, or Navy Yard.

Thereโ€™s another option.

The Alexandria Water Taxi.

Hereโ€™s how it works:

๐Ÿšค Pickup sits next to the Torpedo Factory in Old Town Alexandria
๐Ÿ’ต $15 to $20 one way
๐Ÿ” Around $30 round trip
๐ŸŽŸ๏ธ Season passes at a lower rate
๐Ÿ“ Stops at National Harbor, the Wharf, Georgetown
โšพ Direct stop at Navy Yard for Nationals games
๐Ÿ•› Starts around 12:00 noon
๐Ÿ•˜ Runs until 9:00 p.m.
๐Ÿ—“๏ธ Departs every hour or two

They also offer narrated tours during the ride.

You sit on the water.

You move past the monuments.

You step off near your destination.

I took it on a game day instead of driving.

No parking search.

No gridlock.

Straight off the boat and into Navy Yard.

Before your next trip into DC, ask yourself:

Do you want brake lights or open water?

Check the schedule online before you go.

Then try the river route once.

You might not go back to the road.
