This weekend's forecast has us planning our evenings with dinners al fresco.

As spring gently fades into summer in the D.C. metro area region, we thought it was only fitting to showcase some of our favorite outdoor entertaining spaces from some of our previously sold residences.

Are you considering a move this summer? We'd be delighted to assist. Message us here to begin.

“Every morning was a cheerful invitation to make my life of equal simplicity, and I may say innocence, with nature herself.”
— Henry David Thoreau, Walden

We thought we'd share the beauty and calm of the foggy spring mornings here in the Hunt Country of Virginia.

From historic townhomes in Georgetown and close-in Maryland and Virginia suburbs, to equestrian estates in Virginia Hunt Country and waterfront living near Annapolis, RWP regularly assists clients across some of the most sought-after regions in the Mid-Atlantic.

That includes Virginia destinations like Clarke County, Loudoun County, Rappahannock County, and Fauquier County, where many buyers are searching for weekend retreats, full-time residences, acreage, privacy, or a different pace of life altogether.

We also have worked in the Annapolis region, where Chesapeake Bay living continues to draw buyers looking for both primary and second homes.

One of the greatest parts of this business is helping clients think beyond a zip code. Sometimes the right move is closer to DC. Sometimes it is two hours away.

And if your search extends beyond the areas we serve or states where we are licensed, we are fortunate to have a trusted network of exceptional real estate professionals across the country we are happy to connect you with.

If you are considering buying or selling in DC, Maryland, Virginia, or beyond, learn more about our process at RitzertWeiss.com.

Rain in the forecast this weekend? In the Washington, D.C. region, that really just means adjusting the itinerary.

One thing RWP loves about living here is how many incredible destinations are within just a few hours.

You can leave after breakfast and still make it somewhere in time for lunch, a museum reservation, or a long dinner indoors while the rain rolls through outside.

Here are 7 rainy weekend escapes we happily recommend across the DC region >>

🔹 Washington, DC: Book a staycation downtown and enjoy the city the way visitors do. Spend the day at museums, settle into a great restaurant for a lingering meal, catch a show, explore a hotel bar you’ve never tried, or finally visit that exhibit you keep meaning to see.

🔹 Philadelphia: Perfect for a rainy weekend. Think historic hotels, incredible restaurants, bookstores, art museums, and cozy cafés.

🔹 Baltimore: An easy trip from DC, especially for families. The National Aquarium is always a highlight for kids and adults alike, and the Inner Harbor offers plenty of indoor dining and entertainment nearby.

🔹 Richmond: Creative, charming, and full of personality. Spend the weekend exploring galleries, antique stores, coffee shops, cocktail bars, and one of the most underrated food scenes in the region.

🔹 New York City: Still one of the best and easiest train trips from Washington. Broadway shows, world-class museums, iconic restaurants, shopping, and enough indoor activities to completely forget the weather forecast.

🔹 Williamsburg: Rain somehow works in Williamsburg’s favor. Historic taverns, boutique shopping, museums, cozy inns, and candlelit dinners make this one feel especially atmospheric.

🔹 The Greenbrier (pictured here): A classic weekend destination when you want a true change of pace. Beautiful interiors, afternoon tea, spa treatments, an indoor pool, fine dining, and plenty to do indoors while tucked into the mountains of West Virginia.

Sometimes the best weekends happen when the plans move indoors.

Just Sold | 1617 35th Street, NW in Georgetown, a beloved Victorian gracefully positioned in the West Village, officially closed yesterday.

After a strategic and captivating price adjustment, this move-in-ready townhouse went under contract in just nine days and closed with exceptional terms for our sellers.

We could not be happier for them as they close one meaningful chapter and begin another!

Selling a home, especially in Georgetown, requires far more than simply bringing a property to market. It takes deep neighborhood knowledge, thoughtful positioning, trusted relationships, meticulous preparation, and a highly tailored strategy for every stage of the process.

From assisting with staging and presentation to sourcing off-market opportunities for our clients to tour, our goal is always to anticipate challenges, create opportunities, and guide every detail with care.

To our clients: thank you again for trusting RWP throughout this journey.

With the 151st Preakness Stakes taking place at Laurel Park in Maryland this weekend, and, for the first time in more than a century outside of Pimlico, it feels fitting to turn our attention to another enduring equestrian tradition just beyond Washington, D.C.

In honor of race weekend, we are looking back at a Virginia Hunt Country estate we had the privilege to represent. This property carries a rare blend of history, tradition, and the thoughtful modern updates today’s buyers seek.

A premier equestrian estate, it is also where Teddy, one of American horse racing’s most celebrated Thoroughbred stallions, stood from 1931 to 1936, siring 65 stakes winners and serving as the fourth dam of Secretariat.

Hunt Country, located one to one and a half hours from downtown Washington, D.C., unfolds across Loudoun, Fauquier, Clarke, and Rappahannock Counties.

Rolling hills, historic villages, vineyards, and horse farms define the landscape, shaped by a deep foxhunting heritage and a quiet sense of continuity. Stone fences, winding roads, and open pastures set the rhythm of daily life.

For generations, this region has been a natural retreat for both weekend escapes and full-time living, offering proximity to the city without sacrificing space, privacy, or the cadence of country life.

Mornings in Middleburg, afternoons along the Blue Ridge foothills, and evenings at places like the Red Fox Inn or nearby farm-to-table kitchens are part of its familiar cadence.

Ritzert Weiss Partners has long been active throughout Virginia Hunt Country, representing buyers and sellers across farms, estates, and village properties, each with a story rooted in the land.

If you’d like to learn more about this remarkable region, we’d be delighted to help. Message us to get started.
