There’s a piece of the Walter Reed redevelopment most people don’t know about yet — and it’s the first one built entirely for homeownership.
Canopy Row: 141 new for-sale homes in Northwest DC, between Georgia Avenue, Fern Street and Elder Street. Townhomes and stacked two-story homes, two to four bedrooms.
Construction runs through 2028. First homes are expected to go on sale in early 2027.
If you want new construction in Northwest DC that isn’t a condo building, this one’s worth watching.

Only 22 for-sale residences are planned for the Georgetown waterfront.
3333 K Street NW is an office-to-condo conversion by One Street Commercial Properties, and it just secured close to $60 million in financing. The Old Georgetown Board has cleared it to move toward permitting. Delivery is targeted for late 2027.
Twenty-two units is very little inventory for a waterfront address in Georgetown — and projects this size often move through early sales quietly.

The biggest housing story in Washington right now isn’t downtown. It’s 180 acres at RFK.
Mayor Bowser is proposing that much of the campus be designated for high-density residential and commercial development — bigger news than the stadium itself.
The draft master plan calls for 5,500 to 6,500 new homes, at least 30% affordable, plus retail, parks, and real access to the Anacostia waterfront.
None of it is individually approved yet. This is a planning designation, not a coming-soon condo project. But it sits right next to Hill East, Kingman Park, and Capitol Hill — and that changes what happens on the eastern edge of the Hill over the next decade.
