Home affordability has improved modestly across the DMV compared to last year, largely due to mortgage rates easing closer to the low-6% range. Lower rates have reduced the average principal and interest payment, improving purchasing power for buyers compared to peak 2023 conditions.
That said, affordability in DC, Maryland, and Northern Virginia remains constrained relative to national averages because home prices are still elevated and inventory remains limited in many submarkets. Buyers are seeing better monthly payment scenarios than a year ago, but overall affordability is still tight by historical standards.
