Buyers ask us about acreage all the time. Here is what it actually means in this market.

In Litchfield County, acreage is not just a number; it is the difference between a property that feels private and one that truly is. But not all acres are equal. Here is what to look for:

— Usable vs. wooded acreage. Ten flat, open acres is very different from ten acres of steep, rocky woodland.
— Setback and screening. How far is the house from the road? Are neighboring properties visible?
— Abutting land. Property that borders a land trust or conservation land is worth significantly more — that view and buffer is permanently protected.
— Subdivision potential. Some parcels carry the right to subdivide, which can add or detract value depending on your goals.
