We were deep into it. The offer was accepted, conditions were being worked through, and my clients were already mentally moved in. And the more I looked at the full picture, the more something didn’t sit right with me.
The numbers worked on paper, but just barely, and only if everything went according to plan. The neighborhood had some signals I wasn’t comfortable ignoring. The inspection had come back with items that weren’t dealbreakers on their own but together told a story I didn’t love. And my clients, as excited as they were, hadn’t really stress-tested what this purchase would actually cost them to carry twelve months in.
So I said it out loud. I told them I didn’t think they should proceed, and I walked them through exactly why.
It was not a comfortable conversation. But it was the right one, and they knew it too once we talked it through. They walked away, caught their breath, and six months later bought a home that actually made sense for where they were in life. They have never once looked back.
